nice updates ps9.  you are looking at houses not in our price range, so I'm glad I'm not competing with you.  However, it seems like there are a TON of buyers in the high 7/ low 8 range.  we just bid and lost out on this:

was barely on the market.  went to the open house before it went on the market and put in a offer well above asking.  there were 4 offers, and the sellers accepted an ALL CASH offer.  So, the FCBs are in full effect...  we went to another open house and hung around the area park.  we saw about 30 couples/families in a short period of time.

I've seen plenty of homes whose list price is close to what we would spend but they just sit... maybe akim is only offering on the really good listings?

we don't have that much money.  enough for 20% down + reserves and a modestly priced house (for irvine, that's ~800).  a lot of the better value listings we see we are a bit weary on how much money we'd have to put in to redo the place.  instead, we are trying to stick with newer builds that are in decent shape (where we'd only have to put $20-30K in vs. $80 on some fixers).

My ideal price would be $781,250.  But hard to find a decent 3bed1den3bath and not be in old farty Northwood.  I may be overshooting my price as I'm expecting a 5-7% reduction off list price in my bids.  Not too familiar in resale, been looking at new construction too much.

Any idea if the all cash offer was above the listing price?  Any signs of funny business with this property?  It's a short sale and a very popular model...

You guys are so smart. Dragging out the house buying decision then spending all your free time looking at open houses. You are saving tons of money in the meantime. Free cookies for the kids. Wives not spending time at SCP. No movies, no long afternoon brunch, no entertainment expenses and no fancy places in LA because it is dangerous there. Quick free sample lunches at local costcos for the family between open house viewings. Clever!
 
PS9: Can I request pricing on your links? The open house time isn't as crucial as how much the house is.

(you really don't have to do anything... I realize how much work it is just to put up the links... I just want to give you a hard time)

I was thinking about starting my own thread "Open Houses We've Seen"... but I figured that PS9 put so much effort into this one... I'll just hitchhike:

This is actually a detached condo in the Cypress tract. I like these homes because they are functional and the Plan 4 seems to have all the pieces (except a downstairs bedroom/bath). This one was vacant and looks like there was some updates done with Corian counters in the kitchen, the appliances actually look brand new but I think they should have chose stainless instead of white. The walls were painted and there was crown molding in many areas of the home. The walnut wood floors were in good condition and the distressed look helps with wear and tear. I like this main floor configuration where you still get the great room feel (kitchen/eating/family in one space) but you have separate living and dining area in the front too. The backyard was small and many of the pavers were caved in and needed to be releveled and replaced.

Upstairs, instead of the 3br+loft option, it had 4 bedrooms... they were not very big but are decent enough for a family with kids. The master bath was a bit small and the walk-in closet would probably only fit my wife's clothes. At least there was an upstairs laundry (with sink option) and the secondary bathroom had the separating door between the sinks and the toilet/bath.

The upstairs area is pretty dated, carpet needs to be replaced and probably some upgrades in the bathrooms but it's in good condition. The location is farther from the freeway but it does back Royal Oak and is a few houses away from Alton. It's located on a cul-de-sac but it's the kind where there is no curbside parking on the cul-de-sac which can be good and bad. The front area has very minimal landscaping, just cement, grass, shrubs and a tree, although it does have a porch. And yes... there is a driveway and sidewalk.

I think the $725k price is a bit high for this particular home, a similar plan sold for $697k but then again, others like this sold in the $700s.

I saw two others this past weekend and I'll post our thoughts later (I'm pulling a Fire Blade! :) ).
 
Looks good... but why is this considered a detached condo?  Is this one of the few in the HOA that has a driveway?
