Northwood II vs Northwood Pointe

I doubt the Irvine Police has anything to do with this. The County has more to gain by keeping the Honor Farm in stealth operation. Other than the crowded city jail in Santa Ana the Farm handles the overflow felons. County needs jails close to the courthouse and Musick was considered ideal many years ago operating in the boonies away from civilization. That has change and population is inching too close to the Musick property.

Building new jails is impossible due to NIMBYism. The only solution I think is to reimage Musick to make peace with the neighbors and city. A nice mission statement, changing the road name, calling it an Honor Farm, and deleting word "jail" on all on line media definitely portray a positive image and keep the jail in operation for many more decades.

I am more interested in a cheap property due to the negative premium and launch my boarding business of parachute sons.

His name is William Gregory Mordick. His picture is in the OC Register article. He killed his wife in Anaheim back in 1983 and recently brought back to OC due to a DNA match. For 28 years he lived as a happy family man and a model citizen in Spokane Washington.

4.  I don't like the location of NWII being between 3 larger streets.  And the area isnt that big.  At least like NW.  You probably don't have Jeffery near your backyard, but something more like Southwood/Eastwood or Park Place.  Or if NW Pointe, something like Meadowood.

5. As someone said above, lower mello roos.

I wouldn't oppose either one, but i just tend to like the areas of the late 90's/early 2000's more than the more recent places.

Northwood Pointe started in the early 90's. Home prices were between $190-$450k. Many starter families could afford to buy there then. Text Generation born then is now impacting Northwood High.

In several more years there will be a decline of student population there. The quality of education will be ideal due to a smaller Student/Teacher ratio. This window is about 5 years before the Tablet generation from Stone Flats and Honor Farm proper become high schoolers.

My pick is the Pointe over the Northwood stepchild and Granny Northwood.

Depends on the size/price of the home, but it'll range from $1,500 to $2,500 per year for the most part.

I usually just go to a the tax site for a property that seems close to the same size I'm interested in and grab it from there.  Heres just a random one.

Not hard to get that wisdom with the crap they are putting out there.  Even though I'm in a totally different market than most of you on here seem to be looking at, I am disgusted by even the entry level condo/townhomes that are out there at the prices they offer just as much as you guys are disgusted by the bigger garbage that is out there.

I'd take NW Pointe over NW any day.  Newer build, community feels great, great schools, all things i like.  I just don't like how current owners have self-imposed a large premium for the area... 

My boss has a house on Clear Creek, great area.  The difference in Mello and HOA vs. none in old NW is not much. 

In comparison with NW II, I'd still take Northwood Pointe.  I was a bidder on an infamous Torrey Pines house in NWII.  The area is small, but pretty nice.  It's weird in that you have an "afterthought" neighboorhood in Northwood.  I feel you get a better sense of your community over in NW Pointe.    Again, this is coming from someone who does like NWII.  NWII is nice in that its a bit newer (04-06ish) and you still have reasonable MR (~$3200 for the Camelia homes).   
 
Las Ventana isn't great. You are just choosing the lesser of all evils.

Didn't say it was great...it's the most decent option out there.  Obviously it'd be better if the Mello Roos was lower and it was further from the toll road.
 
I have been looking around the same area and I like the location and Northwood Pointe community...like everyone says though, as a buyer, I am not a fan of the premium that the location holds.

Any thoughts on this house in NP and/or the Georgetown area?  I am surprised that it is still active @ around 50 days out but it could be the fact that it might need some work- any ideas what this would go for?http://www.redfin.com/homes-for-sale#!search_location=25 mount vernon

we were bidders on the mount vernon house.  it shouldnt be active as they have already submitted an offer to the bank at about $750K.  it definitely needed work but i liked the house.  my wife wasnt a fan of the narrow streets and how the houses edged onto the street
 
Thanks RKP, hope you are still in the running!  Yeah I've toured around the community and it is a bit tight like you stated, not sure if that is specific to Georgetown or if other NP areas are like it.  I do like the fact that this one has a full driveway while others don't come out all the way.
I think based on sq/ft and location ~$750 is still pretty good, I was thinking it would end up at the higher end of the 700's.

 
we are definitely out of the running!  it only made sense to my wife if we got a killer deal but not at $750 as she wasnt a fan from the get go. 

we have family and friends in NWP and all the areas seem to feel like the houses creep up to the street.  my brother's inlaws house is 4000+ sq ft with large lot in a nice gated community inside of NWP and even those big houses feel cramped.  i think its just the style of NWP
