<p>Terago - Only problem with the two examples you show the lots are small. The Baja Panorama one is about 6k sqft lot but since it is sloped it feels like a lot less but it looks like it has view. Anyone watch Southpark? What's with the blue carpet? The other one on Crawford Canyon is if I think it is the one I think it is you share a driveway with the other homes and again sloped lot. There is also another REO on Baja Panorama and I think there will be better deals to come. </p>

<p>While it appears we might have differences on old home vs. new home we all like good food. So I will add two more of the hidden gems in Tustin. First is Pina's Bistro on First and Yorba for Italian food. Mom cooks and runs it while the daughters cook and serve. Make reservations on the weekends and ask what was made that day. She makes her own pasta and sausage and they will make anything else you want that's available. The other is <a href="http://blacksheepbistro.com/">http://blacksheepbistro.com/</a> which is Mediterranean food and the Chef Rick Boufford and his wife Diana go to Europe every year to get new ideas. Every Wednesday he does a special dish which follows a seasonal change but everytime I try to make reservations they have no more room. In my opinion Black Sheep is one of the top five restaurants in OC. I would compare it to Pascals and Golden Truffle. </p>

I agree with you about waiting to buy later. I only put up those 2 listings to counter your point "Most of what you get are very old, outdated and smaller (less than 2,000 square foot) homes for around 1 mil". The first one is a 3200sqft house on a 8100sqft lot with an asking price of 865K and the second one is 4153sqft on a 10025sqft lot with an asking price of 1.050M. I actually prefer to live in an isolated area that's not too far from amenities of the big city.

The second REO I posted is on Circula not Baja and the lot is 8100sqft per the listing. It is on a slope lot so if it had a backyard, it's probably small. It does need some work but it is discounted compare to nearby listings. The previous owner had it listed originally for more than 1M in 05 and lower the price several times but couldn't sell it. The shared driveway on the second one doesn't look too bad from the aerial but probably explains why they have a hard time selling it. It was sold for the current asking price of 1.05M in 12/13/04.





Regarding the REO at 12621 Baja Panorama that you mentioned above, the listing said the house was build in 2000 which is not correct. Construction may have started in 2000 but not finished and it was sold to several times to speculators. The house was finished at the end of 05 and sold to another speculator for 1.25M. It's never been lived in as far as I know. It was foreclosed earlier this month and not bid on at the auction for 1.054M and now the bank listed it at 1.125M but they may be willing to let it go 1M or slightly under.





Anyone interested in building your own home? There's a lot for sale at 12571 Baja Panorama, asking 529K down from 700K originally. It has been graded and they have plans for a 5100sqft house. If you get the lot for 400K and sweat it as an owner builder then the total costs might be 1 - 1.2M, which is not bad for a new large house with a view.

newbie - Nice house, nice lot, great neighborhood, good schools, and this property will appraise at $700,000 in a few years.
 
Pretty - and I, too, love the large lot size. The only thing that strikes me as a little odd is the italianate stonework, statuary, and flooring in a ranch house.





Also, if you bought in N. Tustin, I would suggest spending the $$$ to hire a soils person as part of the inspection. I know someone who lives a few blocks from there and he has complained about the expansive soils.
