[quote author="irvine_home_owner" date=1235637123]Thanks for answering my inner PANDA questions.

That is not an "inner" PANDA question. There are 4 levels. Your ? = level 1

Agreed. If I thought you were getting a bit too close for comfort, I would have skipped your post.

[quote author="irvine_home_owner" date=1235641210]I guess I should have asked that instead of posting a picture of your future home... post your own picture and a picture of your car.

P.S. Now am I PANDA?</blockquote>

The questions that PANDA asked in the Asian culture are actually typical. Asian clients asked how much I make a year and among other questions I found to be intrusive. PANDA although claims to be Americanized he is still too attached to his Korean tradition. His personal questions for many may be perceived out of line but in his culture are considered normal.

Calling people ?skinny? is an insult in Chinese Culture but Americans love that as a compliment. Calling people ?fat? is a compliment because the fat person is well fed and taken care off in Chinese culture but Americans take that as an insult.

The cultural differences can get people in trouble.

Don't want to hijack this thread on the Panda thing again, but BK is right. Much of Panda's behavior is cultural. I spent 10 weeks in the Philippines and while I never got used to the culture, I guess I did get used to the food. Several weeks into my trip many people would come up to me with a big smile and say "You're getting fat". A bit hard to take for a westerner. I also made some comments before about the Korean drive to gamble, they truly gamble in every area of life. Two of my very best friends are Korean and our relationship goes far beyond many of my other friendships because they are so detailed with their questions and open about their lives.

Now back to SW's happy news.

Congrats! I'm very pleased to see so many of the IHBer's offering sincere congrats as well. I first came to this board when we were in escrow (beyond contingency) and the advice was to walk. However, we didn't and everyone has been very supportive despite the fact that in their guts they didn't think it was the right time to buy.

If there's one piece of advice that I can give is to not think too much about the present value of the house. You make the decision and you make it your home and don't think about its value. Enjoy!

[quote author="Serious Weapon" date=1235635873][quote author="irvine_home_owner" date=1235635027]Well... since you can't tell us more about the house... how about the whys?

Most of the people here are against buying right now so what made you purchase at this time?

Did you sell a previous home or were you renting?

Since there is no garage in the front... odds are this is not an Irvine home?</blockquote>

I.H.O.,

I wanted to hold off longer because myself and the majority of IHB feels that the market still isn't anywhere close to the bottom.

We've been shopping since May of last year and it's been difficult. Either gorgeous and over budget or cramped and over priced.

We decided to pull the trigger because of our girls. The location is on a culdesac and the backyard is big enough for my kids to burn up all the apple juice and snacks they have flowing in their veins.

I also got some sage advice that it's a pretty good deal(Not from a realtor) The Realtor's that I've associated with both have told me to hold off. I want to thank USCTROJANMAN and Deuce as well for looking out for my best interest and not attempting to make a quick buck off of my situation. Cheers to you both.

Anyway, we still own our condo, we plan on renting it out as soon as we move all the crap out and give the walls a frest coat of paint.

Believe it or not, the garage along with the rest of the house is located in Irvine.

I'm confident that I could have grinded the price down further but at the risk of completely losing the property and at the risk of hearing my wife bitch at me (even more) for the next lifetime on how we let the property get away... We... I mean, I just bit the bullet and smiled.

I believe I can share the price per sqft... It was $360. Hopefully if the winds of the home inspection and the appraisal blow our way, we can knock a few more dollars off.</blockquote>
No need for thanks my man, I was just speaking the truth. Making a few dollars at the potential expense of someone's finances is not something I want to do....I'm a big believer in karma and want to keep it positive. You definitely have to invite us over for a house warming party once you guys settle in. Keep us posted on your progress.

Wow... This is so uncanny. The agent JUST emailed me a few mins ago to congratulate me on the house. We closed escrow today. Yays!

Congrats! Please reveal the address now that you've closed. Btw, send me that to-do list for my dad you bastid.

Thanks dude, I now live on 123 Main St. Irvine, CA 92612. As for the list, I think the previous owners repaired some minor plumbing but I'm not completely sure. I know that one of the bathrooms needs a spout divider. Does your pops have a green thumb?

Yup, he is the jack of many trades including basic to intermediate plumbing work (he won't touch complicated electrical work, that's for sure).

Almost done. Still clearing the crap from the old crib. Once the old lady sets up the appointment w/ Goodwill for pick up; the move should be completed.

Don't worry, I'd let you know IMMEDIATELY if you were being nosy, Mr. Three Car Garage sans house.
