Nice North Tustin Home

NEW -> Contingent Buyer Assistance Program
[quote author="stone007" date=1243403753]Just saw this house on Redfin..Looks like a nice place, albeit price per square footage is high and no mention of address??!

http://www.redfin.com/CA/Santa-Ana/Undisclosed-address-92705/home/4480024

That home is located at 14031 Windsor, Santa Ana, CA 92705 with Dean.

There is another home further down on Windsor that is not yet listed, but has also been nicely redone.

Both are served by Foothill, Columbus Tustin, and Guin Foss schools.

Hope this helps. Good luck,

-IR2

I agree that this is a nice house. I would be interested in buying a home like this (perhaps not this particular one but something similar) as a family home to live in for many years. I would even be willing to pull the trigger now if I was pretty sure that the value of the home would only go down another 10%. Having said that, I agree with everyone on the board that there is a good chance prices will go down much further so definitely holding off on buying for another while.

What do you think the value of this house will be in 1, 2, 3, 5 and 10 years from now?

I can only speculate...

It does not serve the buyer pool. How are they going to find the property if they don't know where it is?

It does not serve the seller. More hoops to jump through = Less-interested buyers = Fewer buyers = Lower competition = Lower price.

Who is left? Hint: Who stands to get the phone call asking about the property (and screen/not respond to broker calls) and increase his/her odds of double-ending the deal?

What I find more sinister is that this practice is not a passive activity. By default, the MLS system includes the address and user must override it to keep the address hidden.

This abuse of power is one of my pet peeves. Maybe you can call the broker and see if you can get a better explanation. Perhaps I've missed something, and I could learn something new.

I'm glad you said it, and not me. I wouldn't have been so nice.

Anyway, another thing you can do is copy the MLS # and paste it into a ziprealty search. Most of the time it will show up, and in this case it does.

wow. never thought of it that way. thanks for shedding some light IR2!

Very interesting IR2.

I always thought it was so stupid (and wasteful advertising $$$ spent) when on the weekends, the OC Register Real Estate section has all the houses for sale and there are some ads with the broker agency house listings that don't even tell you what city it's in. I always thought it was so stupid, and like you said, I just go on to the next page to find a house listing that at least tells me the town.

I see that a lot with certain listings from an Irvine realtor who lists homes in QH and WI. I think it's a ploy to get non-agented buyers contracted up with that agent... but it's just irritating... it makes it look like they are hiding something.

The high end in N. Tustin is really starting to crack. This home just went back to the bank for $1.445mil. Should I call Jeff Jones and let him know his listing is no longer his listing?

Oh, and yes, that was the first lien.

Any bets on what the bank will list it for? Any info on other outstanding loans? There must be other loans or they wouldn't have let it go when they had it listed for twice that, right? Nice house.

Wow, an interesting 4-car garage design. I'd have one for my daily driver, one for my weekend car, one for the game room, and one for the poker room.

Dude... seriously? The home is 5500 sqft., why the hell would you want a game room and poker room in the garage when there is plenty of space inside the home? And where would your girl park? You do still want a girl in your life... right?

Well, I didn't know the house was that big. I guess we could bring the game and poker room inside. The lady could then have the other two garages space for her daily driver and weekend car.

WAMU had the second lien, so Countrywide will be the one listing this option ARM bust in a few months. They will probably list it for $2mil to recoup most of their losses, what it will sell for is a different story. The comps don't bode well at $2mil, more like $1.5mil.

This home looks so much better than those fugly creations over at Shady Canyon (I finally looked at the listing). This home is truly P I M P! Anyone want to go 50/50 on it if it falls to $1,000,000?
