Geezer World (I don't know if that's more or less nice).

This isn't a property that many of you guys would be interested in but I think it's in a great location and someone purchased it for $594,150.01 (purchased for $1.5M in 2007 or over a 60% drop)....<a href="http://www.redfin.com/search#lat=33.630585&long;=-117.949028&market=socal&open_house=2&parcel_by_property_id=3230993&status=1&time_on_market_range=1-&v=5&zoomLevel=16">431 Lugonia Street in Newport Beach</a>

I'd need to run the comps, but I would think you could quickly flip that baby for a 20-25% mark-up.

It's southeast of the OCSD #2 Treatment plant, on the other side of the Santa Ana river. Quite possibly the only place along PCH that would make Blightwater smell good in comparison.

You really don't get the smell in Newport Shores, particularly a few blocks away from the south border of the neighborhood where this house is located.

With that being said, a 20-25% markup on this house is not realistic given how the recent comps have been trending and that this house appears to be one of the one story homes in the neighborhood which sell for much less than the two stories.

Oh, and you also have other well kept homes on the street, like <a href="http://www.ocregister.com/articles/rosansky-property-city-2204989-house-wood">Councilman Rosansky's house</a>.
