How can you sell a home and not post a picture of the home?  Ive checked numerous sites and I get a picture of the community pool?

I believe that MLS rules are that you have to post at least one picture of the home up, but I'd have to double check.  My guess is that the agent is waiting for the professional pictures to get completed (at least I'd hope so).

All of the aerial shots of this home made me realize that this IS really a sardine, tight pack box. One hell of a compressed-village.

I think the agent made a bad decision on including the aerial shots.  The property location and lot are definitely NOT a selling points.

Following up...pictures were posted.  Home looks nicely done and for the most part, accurately priced

Nicely done?  Looks pretty plain jane to me with very few upgrades.  I'm not a big fan of those standard tiles, looks very BLAH...at least do a different layout pattern if you are going to use those tiles.  Also, those lights needs to be taken down from the trellis and the backyard needs those green bushes/greenery trimmed a good bit.

Yuck.  No wonder why they bought drapes.  There's about ten other neighboors who can see inside the house.

The inside must be so bad that they won't let you see it until an offer is accepted.

Well at least the agent made the effort, I'll give them that.  Save the aerial shots for homes that have a real backyard to show off.

Does anyone know what 137 sparrow sold for??? That seemed way overpriced and was on market for 2 years. Surprising.

wow it finally went into escrow eh.

if you think current price is overpriced, at one point i think they were listing for 1.1 mil

This is really not out of line with comps.

I just don't get the appeal of laguna altura but thats great that these are doing well enough that ppl can sell with such deep profits

I agree, I don't get the appeal. is it simply location - 405/ closer to Laguna? I've never been to the community, is it lined with gold leaf streets? The amenities must be off the hook.

Location is extremely convenient. You can hop on 133 and get to 5 extremely fast and very close access to 405 to be able to get to jobs / spectrum area or head North towards other Irvine corridor jobs / Costa mesa business area.  Somewhere the proximity to beaches must play into it as well (that said, if you can't see the beach, I don't see the benefit)...some houses have views which can be nice as well.  That said, there are downsides, far from grocery stores & schools.
