Probably no tear down due to HOA...so buy it, get on the HOA board, 'approve' your own mansion on 1.6 acres, and rule over your Lambert kingdom.  How much for a moat and drawbridge? :)
 
$1.2M in LR with no mello?  Count me in.  That lot is big enough to build a TI compound with multiple casitas.  We could do Airbnb on the south side, birth tourism on the north side, and a resort pool in the middle.

Add a Montessori and mini ranch 99 and we'll clean up the northside of Irvine.  One stop live and shop for the millennials that love that crap

HOA wouldn't be the only reason that you wouldn't be able to tear it down. That said, even if it were, the HOA board is not a single person.

Haha, $1.25 M is a seriously WTF asking price!

Also, I have noticed that there are a lot of inflated sq footages being listed for stonetree plan 3. The true sq footage is 2268, not 2429 as I've noticed a bunch of realtors have been posting for the stonetree plan 3s. I should know, I used to have one.

And for a $1.25m listing, he's cheep out on hiring a professional photographer, some agent.

That Deer Trak is such a waste of time.  If I had a listing appt and the seller insisting on listing at that kind of a WTF price I'd say thanks but no thanks.
