Imagine paying 2.5-3 for a relatively average listing like Slate Gray when model homes 101 Pewter went for 2.2 and 121 Parakeet for 2.675, just a few weeks ago. This is a nightmare

Barcelona is so overpriced per sq ft and the houses aren?t big enough. I like the bigger homes in Laguna Altura but you can still hear the freeway/highway and there?s a lot of construction just getting started on the 405 expansion. And I?m priced out of hidden canyon I?m pretty much limited to EW and stonegate

That development sold very poorly when it was built. The neighborhood across the street (Arborcrest) was built at the same time and sold out completely and then won the right to sell an additional set of homes (Arbrocrest II) over Rosegate and sold that one out too and Rosegate was still trying to sell their homes off.
I've seen Arborcrest go for more $$ and higher price per sq foot than Rosegate thru the years.
The builder (Taylor Woodrow which is now Tay Mo) had a couple other really nicely done developments (Mayfield and Mahogany) that sold very well. But Rosegate are big boxes with blah architecture, nothing like the previous two developments in Northwood Point.

113 Slate Grey seller is a lazy or confident of getting a great price, and so no staging! Pics look pathetic. Could also be that occupant is a tenant...so no Staging.
Someone posted a while ago about a home that was marked sold on a chinese website. It obviously had been marketed to FCB not here. I suspect EW is getting that treatment too.
Pray for pathetic pictures that don't do the property justice or plain jane, nothing done houses you have a better chance of getting. It might not be what you want. (The house on Pumpkin is probably too small for you, but that type of house is not the one I would want. I would say I HATE that house. The tile is everywhere and butt ugly and the cabinets are ugly). But a house that everyone says um no........ maybe it goes for less (I know, fat chance but MAYBE). You can rip things out and replace for less than a couple hundred thousand. Yes, it's a hassle. It's dusty. It takes time. But maybe you get something you will like in the end.

It was a super busy open house...probably lots of curious eyes and not a ton of buyers though.

I've been to 1 open house in Rosegate and the thing that stood out to me was how bad the street design in the neighborhood was - it felt really cramped with the street parking. I remember the streets feeling very narrow for some reason. The house itself was fine but I couldn't wait to get out of the neighborhood because of the claustrophobic feel.
Totally different than the feel of Trailwood or Arborcrest, which are 2 Northwood Pointe communities that I really like with a luxurious and spacious feel.
Anyone else feel that way?
