This is one of the ugliest SFR in my neighborhood.  Some of them actually have an option for 3rd floor.  FOMO is making buyers desperate.

250K in 6 months!! What is happening right now probably easily beats the insane price rise of 2005 I think. I doubt any RE professional could have predicted such demand and price rise in the middle of last year.

Yup, definitely surprising....prices have basically gone parabolic as inventory levels went below 100 homes for sale in Irvine.

Because they do a good job covering it up with the kind of wall Trump would love, in addition to the tall dense trees to make you hardly notice it. If it were an eye sore then I understand but if you didn?t know it exists, you wouldn?t notice it in passing.

The pandemic + everywhere else in Irvine has gone up so greatly that it makes PS the only affordable option.

Correct. University high, proximity to Irvine Spectrum also add value to this area.

My brother-in-law almost bought at Barcelona late 2019. He was about to write a check for deposit, but my sister decided to low ball IP, but they didn't even counter offer, so my sister backed out. The thing is, the company that my BIL and I work at is at Five Point, so he would have been like 3 miles from work.

If I have not been to the community, I would not say that I can hear the freeway. If you're in the models, you can hear it even clearer. I went to this open house specifically:https://www.redfin.com/CA/Irvine/120-Montero-92603/home/169485632

The homes are literally 0.5miles or less to the freeway...

You can't hear the freeway when you are standing outside in the community, I speak from personal experience as I've been there about a dozen times.
