The even crazier part is that the home will probably close around that list price, that's just how things roll in Turtle Rock.

I remember looking at these in 2013 when I was house shopping, they were around $1.2M.  Would have considered if it wasn't for the TI thread trashing Laguna Altura at the time...

I think these were even lower before that right? When we bought in 2012 we looked at those and I think they were closer to about $1-$1.1M?  I remember thinking how overpriced these were. The appreciation on these has been crazy. Probably some of the nest appreciation Irvine over that time frame?

I posted about about LA in 2010 before they started building. (https://www.talkirvine.com/index.php?topic=1286.0). I'm still not a fan of the wok location but no one can argue with the appreciation.

Redfin estimates, just like Zillow estimates, are garbage. I remember someone fat fingered an extra digit for the sales price of a Quail Hill home which was 8 figures and of course Redfin's estimate was close to the asking price so yeah it proves my point about those online estimates being worthless.

To expand a little further, those online estimates are based on average of nearby listing prices, not what homes are actually closing at. Hence you?ll get ridiculous estimates at Laguna Altura because nearby hidden canyon is raising the avg price. Same thing can happen at Nellie gale ranch for example which has trailer homes across the st basically.
