Newer Irvine listings with crazy WTF asking prices from equity sellers

Something wrong with that listing. Says it's Calistoga but sq footage doesn't make sense. Calistoga was all 3000+ except for the single story. Looks like the seller is losing money.
 
Ah i found the actual photos halfway through.  Why are the rich FCB?s that buy these homes so cheap?  Cmon hire a designer, paint the walls and get some decent RH furniture in there for gosh sakes...

Depends on the agreement with the seller.  Agents that charge a full 2.50% listing fee will include staging as part of their fee but agents who offer lower listing commissions will require the seller to pay for the staging.  Staging will range from about $2/sf for partial staging to $3/sf for full staging for 3 months so staging costs will range be around 0.50% of the purchase price.  Thus, an agent that charges a 2.50% listing commission is really going to earn about a 2% listing commission net of the staging costs.  Just like with realtors, not all staging companies are equal.  I've vetted several and ended up using the one that I liked best for all my listings that need to be staged.

This is some of the ugliest crap I?ve ever seen.  The ugliest furniture, the ugliest curtains, the ugliest rugs, the ugliest decor, the ugliest countertops, the ugliest backsplash, the ugliest outdoor fountain.

I mean if there was an award for ugly...

Honestly, these FCB are the classic examples of "penny wise, pound foolish".

Maybe I will offer $250/sqft and then spend another $100/sqft to change everything you mentioned. :)
