Newer Irvine listings with crazy WTF asking prices from equity sellers

But but .... the listing says it is the cheapest single story on a per square foot basis.  I thought these single story houses had a hard time selling when they were new and they even changed some of the Plan1s to Plan2 (Two Story with a Master Down).  I think even "Bones" didn't buy the 2 story one because the Master was downstairs.

Is there a new set of "parent generation" moving in to Irvine that makes these single story houses to be in more demand?

Single story homes almost always trade at a higher price per square foot a two story home, mainly because you don't lose square footage on stairs.  Not sure what the seller or realtor are smoking because here's an example of a somewhat newer single story home at over $100/sf less and lower Mello Roos...

Even though Saintsbury has a bad number (14 sounds close to I want to die in Mandarin) and it does back up to Bryan, Whiteford is a bit overpriced (nothing like Compass though who's seller must be on some other planet). haha

This should be a lesson to everyone, NEVER BUY A MODEL HOME FROM THE BUILDER!  The seller purchased this model home from Toll Bros in 2015 for $1.63m.  Closed comps are running over $200/sf lower than the asking price which would put the value of this home in the $1.2s....OUCH.

I think he was saying WTF in reference to how the Seller's are using their garage and not so much the price. I agree with marmott, it is a total WTF. You would think CC&R's have rules (they probably do) for not using garages for their intended purposes. Part of the reason why there's public parking issues in many communities, not just Irvine. I even see it in my community, others too, shouldn't be allowed.

As for the price, 103 Neptune appears to be the same plan and it sold for $730k on 3/18. 
It's possible they'll get $730k, maybe a little less?  Irvine had about 370 properties for sale when that property closed on 3/18.  Today, Irvine's at 702 active. And aren't these 4 story condos?  These homeowners must be in great shape! I could never live in 4 stories, no thanks!

What if they don't have cars and only use Uber/Lyft? Their garage has the big screen, workout plan boards and also various bikes. Don't skip that sandbag as well. They must be really fitster (fit and hipster - I just made that up). They didn't see a problem living in a 4 story home since that's also quite a bit of workout itself. So they might not be violating the HOA CC&R or whatever the crap you wanna get legalistic about. Besides, if you park your cars in your garage, there shouldn't be a problem for your parking situation, right?  ;D

Alright, in all seriousness, I wouldn't spend above $700k for a home in that location, but hey, it's Irvine. Gotta love that premium, baby!

The living spaces are 2 stories, but you have to first climb up 2 stories of stairs after you park your cars or entering the front door. So technically a 2-story home, but a 4-story total. Man, do they even make a single story home anymore besides Travata?

I agree too many stairs and levels to negotiate. PITA to bring heavy groceries home. This is a home for healthy young folks with good backs and no kids. The garage is also tandem which only adds to the misery.

Someone told me toll doesn?t offer white cabinets. It?s an upgrade but not sure if that?s only for the sub $2m homes.
