I see you and IR2 put your listings on this message board and I wait with baited breath for people to begin picking it apart, but so far no one has done so.  It probably means you 2 do an excellent job on your listing.  (plus positive karma from years of posting).  You gotta be extra careful when you put it on a forum like this as the internet may decide to tear into it, and that's the fun part.

Do you tell the sellers you are going to put it on here?

You have to be able to take the good with the bad if you are going to post things on an internet forum.  Not everyone is going to like me and not everyone is going to like my listing, that's just life.  It's a net positive for everyone though because I'm a firm believer that more information and exposure is better than less.  I ALWAYS ask permission from my clients (whether they buyers, sellers, renters, or landlords) before I post any kind of information on the forum, it's just the right thing to do. 

The goal for my listings is to stay out of the equity sellers with WTF prices thread that I created a while back.  haha  But I'm fortunate that I have very realistic sellers who use the information that I've provided them to come up with reasonable listing prices.  Selling a home is really a team effort between the sellers and the agent.  It's coming up with a gameplan and then executing it step-by-step to give you the best chance to sell the home at the highest price possible.

I was at  the top of the waitlist at Las Ventanas and the sales people loved me, heck they should have since I brought them a dozen buyers.  haha  I would have bought a Plan 2 Las Ventanas home if the West Irvine short sale that I had an offer on didn't go through.  I actually did a little better on the appreciation with the short sale home since I remodeled it.  You should come by and say hello since you are in the area, I'll have one of Qwerty's favorite sweet treats for the TI crowd.  ;)

Will Qwerty be there serving said sweet treats?
I'll see if I can sneak him out of the house to do that, they are one of his favorite so I got that going for me.  haha

Imo, that's a reflection of the change in membership and a sign of the times - bears to bulls. In fact, myself and another long-time member were just talking about this recently. You were part of the old IHB site and so you remember what a tough crowd it was. But the site transformed in the last few years. The members now just eat it up. Not to mention they are also more soft-spoken. The level of discernment is just not what it used to be. Hey, even IrvineRenter became an agent. LOL. Let's be honest. There are members here now that would have been laughed off of IHB in 2008! I can certainly think of a few names. Now, it's the opposite -- if you dare to criticize Irvine real estate. To give an example, I remember receiving PMs on IHB from some secretly admitting they felt it was the time to buy but didn't want to go against the grain by stating it publicly. Now, I receive PMs (you know who you are!!) saying they're not falling for it, do not share the sentiment here, and are voting with their feet but don't want to say so publicly. Oh, Lawdy.

Neh... only a real small percentage enter "bully" zone. Snark is always welcome, as is contentious debate as long as all parties keep it civil.

It's when the name calling and vulgarity comes out with minimal provocation that we start moving over into shaky territory.

And to be honest, that's fine too... just don't get mad and take your ball home if someone calls you out on it. :)

Heh... I still criticize Irvine real estate... mostly new builds for not having good floorplans and features, and resale for being so expensive.

But I agree with you... what happened to all those bears from the IHB days? I think most of them went against what they said and bought a house. :)
 
Out of all the plans at Las Ventanas, we thought the plan 2 had the best layout. The floorplan, design choices in the model, and overall energy spoke to us. We really liked the long hallway upon entry and the kitchen size was nice with a lot of cabinet space. We also really liked the expansive floor-to-ceiling sliding doors in the kitchen/dining room, lots of natural light. And the master bathroom is amazing; nicer than some of the 1.1+mm homes in Irvine!

So I wish the owner of his plan 2 the best of luck in selling his house. And congrats to the listing on pawprint for receiving an offer in less than a week!

I can confirm that dealcatcher is not the seller, but he does own a Plan 2 home.  >:D
