I wanted to give everyone the heads up that I'll be listing a Las Ventanas Plan 2 home (Portola Springs) next week on MLS.  The home will be range priced from $850,000 to $898,000.  PM me or email (mmania001@yahoo.com) if you are interested in seeing the home.  I'll also have an open house next Saturday and Sunday March 1st & 2nd at 1-4pm so feel free to come by and say hello.  Pictures and the virtual tour are up in the link below:

Beautiful pictures and great looking house.  Nice landscaping as well.  Should sell quickly.

Thank you sir.  Yeah, you can't beat hiring professionals to handle the pictures and the virtual tour.  Best marketing you can buy.  The sellers did a wonderful job in decorating and upgrading the home, it's super and really does look like a model home...that will definitely help get the home sold.

Agreed. That place will go into escrow in the first week.
 
As AquaBliss said the house on Pawprint was nice.  We missed out on the house as it was sold on that Sat night. 

Since the back of that house is against the freeway, how much can you hear from the back yard or inside the house?
 
I officially listed the home for sale on MLS late last night.  I'll be having an open house on Sat & Sun at 1-4pm (despite the chance of rain) so if any of you want to drop by I'll have some special treats for TI folks.

Was really a nice property, went pending today.  Maybe you should raise your list price :)
Haha  I think the range price is very reasonable given the market and comps but at the end of the day the market will dictate where it closes.  At least my listings don't make it on the equity sellers with WTF asking prices thread.  How ironic would that if I had a listing that was posted in that thread since I was the one that created the thread in the first place?  haha  But Pawprint going into escrow that fast is definitely a good sign.  Besides, the seller of Pawprint is a friend of mine.  ;)

The back of the house is actually away from the toll road (the odd numbered homes on Seedling back up to the toll road).  I couldn't hear anything inside the home and could barely hear the cars when I was in the backyard (I have been over to the home on various days at various times).  To know for sure your best bet would be to come see the house during the week and then on the weekend during the open house.

I was at  the top of the waitlist at Las Ventanas and the sales people loved me, heck they should have since I brought them a dozen buyers.  haha  I would have bought a Plan 2 Las Ventanas home if the West Irvine short sale that I had an offer on didn't go through.  I actually did a little better on the appreciation with the short sale home since I remodeled it.  You should come by and say hello since you are in the area, I'll have one of Qwerty's favorite sweet treats for the TI crowd.  ;)
 
I wonder how many people go to your open houses and know you from TI, but don't say anything....Not that I would go.

I'm sure there's probably a handful of TI folks that have and I respect that they want to stay anonymous.  I have several clients that bought a home at Las Ventanas so I'd expect to see some of them come by.  haha

Nope, it's something that you eat not drink.  There will be water instead of Kool Aid.  Why don't you come by and find out.  :P
