I just listed a gorgeous, large turnkey home in Fountain Valley on MLS.  The home is located within walking distance from Fountain Valley HS with easy access to the 405 Freeway.  It has approximately 3,700sf of living space and features 6 large bedrooms, including 2 bedrooms downstairs and 5 full bathrooms, including 2 downstairs. The home was custom built by the Seller in 2008 and is on the market for the first time ever.  The listing price is $1,250,000.  PM me or email (mmania001@yahoo.com) if you are interested in seeing the home.

I'll also have an open house this coming weekend on both Saturday and Sunday (April 16th and 17th) at 1-4pm.

Pictures and the virtual tour are in the link below:

love the home! good luck!

Yeah, it'd definitely very nice and I love how big every room is.  A buyer looking for a multi generational home is going to love this house.

Very nice home and it's a very nice area with very good schools.

Actually I've a friend live around this area and one of their kid graduated from UCLA and just started in med school at East cost.  If people are looking of a more well-balanced school district, this is a good area to look into.

Also being closer to the ocean (about 5 mi from the ocean) compares to Irvine, the temperature here are about 5 degree cooler.  And according to my friend, they seldom turn on the A/C in their house.

Oh USCT, you probably don't remember but another one of that friend's kid was thinking about buying a condo in CV about a year ago and actually sign in with you at Jade Court.  I guess he decided to wait on the purchase.

What you do mean by "well-balanced"? :)

IHO, you should check the house out...it's got the 3-car garage garage, large yard, and no Mello Roos or HOA.  ;)

Hah... you made me look with that 3CWG comment.

Too bad it's not Irvine. :)

Oh believe me, I'm as big of a 3-car garage home fan as you are.  :D

I grew up in FV. It's an ok city. Schools are mostly pretty good. I think the senior center (which is around the corner from that house) is pretty good.

But........... that house is on Talbert which is a two lane divided road with signals in both directions. I think it starts at Gothard in HB and changes names to MacArthur once it hits Santa Ana.

Yeah, but the busy streets are going to be the North/South streets like Brookhurst/Magnolia/Bushard.  I grew up in HB a few miles South.  That being said, I never heard any street noise inside the house or in the backyard.  I believe the owner put in a lot of insulation in the home.

I've gone to FV a lot over the last few years (my elderly mom was still in her own home there) and I must say the traffic on even the busier roads (ie. Warner, Magnolia, Brookhurst) is nowhere even close to Irvine.

Did you attend Edison........... the big FV rival?

Yeah for a year until I ditched for a week straight to surf.  Let's just say I got busted and shipped off to Mater Dei after that.  haha

No matter how good FVHS was, seemed Edison was always better. Hardly ever won the Bell game. Football was THE place to be on Friday nights back in the day. By the time my kids went to school, only ones going to the games were parents of the players, cheerleaders, band and color guard. Not sure if that is an Irvine thing (academic over sports) or everywhere now.

We'll be having an open house this weekend, Sat and Sun from 1-4pm both days.  Obviously since I can't be in 3 places at one time I'm going to have the owner's daughter hold the open house for me since she lived in the home and has real estate experience.  :)
