So I don't know what kind of delusion pills this owner has been eating, but he's re-listing the home at $1.88M after reducing from $1.89M (6/11/22) to $1.828M (7/14/22) to $1.799M (8/4/22) finally to $1.72M (1/12/23) last month.

Yeah, I saw that it was under contract. Was waiting to see how much it went for. I have to say that I'm extremely surprised that it went for higher than $1.8M. This one is the smallest lot in the community and it has very little upgrades. IP is selling Bluffs 1 for $1.787M, so I don't know why anyone would want to buy this one instead of new construction from IP. I don't have the latest price sheet for Bluffs. I saw it on Zillow, which is very accurate. That's how I found out they released phase 4B for Cielo.Do you have the latest sales sheet from Bluffs?

My wife was watching a RE Youtuber and she mentioned that Olivewood plan 3 was going to be $2.2M-$2.3M, but I don't know how reliable that number is. The Youtuber probably talked to sales since she was filming the model home, so it might be quite reliable.I’m very curious as to how they are going to price these two developments with the interest rates being significantly higher than the past few years. The locations are fantastic however the Olivewood have very small lots compared to some of the Azul, Cielo, and even a fair number of Highland Plots. They have really squeezed these in considering the larger size of these premium homes (Terra Clones from Orchard Hills.) I’m disappointed they didn’t do a highland or Bluffs extension on the other side and instead are doing loaded streets.
I checked the lots on City of Irvine website, and Olivewood seems to be like Highland in terms of lot size, very small. I saw a lot of lots that are about 3600 sq ft. This is comparable to the smallest lots at Highland at 3588 sq ft.

For comparison, Olivewood plan 3 is similar in size to Azul plan 3 and Cielo plan 1, around 3220+ sq ft.
Azul plan 3 is priced around $2.4M and Cielo plan 1 is priced around $2.5M. Both Azul plan 3 and Cielo plan 1 have high ceiling, but Olivewood plan 3 doesn't. Azul 3 is vaulted and Cielo plan 1 is volume.
We are interested in looking at Olivewood 3, but Cielo 1 is still high on our priority list. Sales told us that most people on Cielo priority list wants plan 3, followed by plan 2, and very few want plan 1, so we have a good chance at getting one. And of course, view lots are the most popular also, even though they're priced at $2.8M (plan 1) to $3M+ (plan 3).
