No incentives were offered on any Sonoma homes.  They didn't have to.

They start at HIGH 900's, so 989's is probably right.  Unless you don't add any options, it will be over $1M. 
 
Got an e-mail yesterday that showed the carmel II lots.  Instead of a model they drew out the floor plan on the actual lot and even used astroturf.  They have a "walk-thru" this weekend.

The layout does look quite nice.  We should start a virtual pool to see how long it takes TIC to sell these.    I got dibs on Christmas 2010.

The wall in the back is about 8 homes away up against keystone.  these "models" are set up on rode that enters into sonoma region.
 
The new Carmel lots are so frustrating to me.  I do not like the Carmel plans, and if you are paying that price you should be happy with the floor plan.  Now, it would only be the experience of the new home feel.  With resale homes hovering near the million mark too, the whole thing boggles my mind.  I wish there were better plans for new SFHs in Irvine.  Should paying so much money be such a frustrating experience?

Dh and I were recalling a conversation that we had with friends who bought in the 2nd last phase of Villa Rosa this time last year.  We told them we could not imagine buying a house for that much and when they left our house, DH and I talked about how crazy they were.  One year later, here we are contemplating paying the same as what they paid for smaller resale home in Woodbury. 

We wish we had a crystal ball and could see into the future.  Our conversations all center around, what if we buy now and this or that happens!!!

Floorplan aside, are Carmel II homes larger than Villa Rosa?
 
I'm with you OCMommy... like me, you don't like the L as much as the izz-O.

And at least Villa Rosa had a tandem garage for storage. I like a Great Room too, but don't take away my other living room or dining room.

It's an evil plan by TIC to make Irvine's older resales higher... because people will pay the same (or more) for older homes since they have nicer layouts.
