The only info I recieve to report is off of the MLS, which encompasses most of the resale homes. The new builds and foreclosures are not reported in the MLS as closed sales, so they don't hit my sheet.



I'll check on these homes and PM you if I can get any loan info.

The builders will sometimes use the MLS to market some (not all) of their homes. So they will have to abide by the MLS rules, and if a home sells and closes that was listed on the MLS by the builder, then that home will show closed on the MLS and IR2's spreadsheet. The only other reason would be that it was a resale/flip, but these homes seem too new to be a resale already, so I stand by my first point. Hope that helps.

Great stuff IR2. Off the top of your head do you know what lenders these are that are allowing people to come in with such low down payments?



Looks like there were 9 in November where people came in with 3% down or less. Some of these are decent sized loans.

It is not the lender but the loan type... FHA loans (<strong><a href="http://www.fha.gov">www.fha.gov</a></strong>) can come from any eligible lender. All of the important related info is at this government site. Each lender will have their own flavor of spin to it.



I think <strong><a href="http://www.irvinehousingblog.com/forums/member/364/">lendingmaestro </a></strong>can answer more about the loan info and I'm sure that he could help anyone you know that is looking for info.

The limit goes up to 3.5% after the 1st of the year, but it's been at 3%. (and I think some/all of that can be gifted from relatives/work.)

IR2, Thanks a lot for this set of data. Any idea how the medium price and square footage of 2008 are compared to that of 2007 and 2006? i.e. how much % decrease or increase?

Thanks for the update, Deuce. BTW thanks also for having floor plans available on your site. I find myself referring to them a lot. They are very helpful.
 
Didn't realize you had all the way back to 2006 on there.



It gave me some interesting info on QH... specifically Tapestry homes that sold for over $1.6mil!!! Currently they are selling at around $1.1mil so that's already 40% from peak. The only problem is that is still 20% higher than 2003/4 pricing.

Do you know if the contamination under Irvine was disclosed to each of these folks who are on your 'closed sales' list?



Many realtors are trying to sell properties in Irvine without telling people about the massive amount of contamination under Irvine that's been migrating from El toro for years--it's been around since at least 1985!



If you are a realtor, are you telling your clients about the contamination, or are you hiding it like other realtors are?

Actually, IR2 personally contaminates each and every house he sells or represents for buyers. I would explain in more detail, but it is kinda embarrassing and gross. His disclosure is pretty obvious to all involved, so yes... he does disclose about the contamination.
 
Nobody ever told us about it when we were looking at homes in Woodbridge - I read about it on my own. Probably would have showed up in the final paperwork (Oh, by the way......but don't worry...it's taken care of) Isn't that what they said to us about the banks a year or so ago - don't worry - won't be a problem.....



FYI - IR2 was not my realtor when I was looking for homes so this comment does not reflect on him! :)
