When you get a chance, look for where the builder's going to put the closest new school then consider buying....

Hint: there aren't any new schools going to be built, even with that many new homes.  Terrible planning that needs to be changed soon IMHO.

I see you left out Toll Brothers.  I always thought their models and homes looked really nice.  What's mediocre about them?  I just remember someone lost their deposit when working with them once.  That was the only negative story I remember from IHB forums.  Also MBK built some homes next to them in Yorba Linda as well.  They ok?
 
I'm oddly excited about this development. 

My wife and I have been wanting to get rid of our Woodbury condo and get a SFR, I want to move to Foothill Ranch where prices are much better and she wants to stay in Irvine where we'd be restricted to a shoebox. 

This development will be close enough to Irvine to keep her happy, and close enough to Foothill Ranch that my work commute will be really short.  I just hope they don't charge Irvine new home prices and have high Mello-Roos... A guy can dream. 

Either way we're starting to put some money aside in hopes of this place, will try to get in during the first phase and beat the sheep (or join them as the case may be). 
 
If not for Lambert Ranch, I too would be excited about this project. That said, I'm quite happy and looking forward to my LR home.
 
Fotthill  ranch is a great alternative. 10 minute drive down the hill to enjoy the best of Irvine without the price and doubling the size of property.

It will be even better once they open Alton up all the way to Foothill Ranch.  When is that due to open anyhow?  I drive by it on Irvine Blvd. every morning and for the last 2 months it looks like the street is done and ready to go.  Unless they're working on it in between I don't get what the holdup is.

Great, one week from today - hope it really happens.  Will reduce traffic down Bake Pkwy for my ride home.

I'll be one of them, I take Bake to FR right now.  Been eagerly awaiting Alton's opening.  It'll be a good few years of freeflowing traffic before Shea Baker Ranch ruins that!

Having lived in Irvine for years and now FR for about a year, I feel FR is a best-kept secret. So thankful to have "found" it.
 
I knew that a long time ago and bought investment property there in 1991. I was hoping then Portola Springs would take off but I was 15 years ahead of the game. Having foresight is important but knowing the historical precedent is even more crucial. History will always repeat.
 
Socal (or anyone else) - is there a big difference between foothill ranch and Portola Hills? 
 
Yes! Portola is another 6-8 miles inland. Higher elevation also meant a better distant view. Foothill Ranch feels like a better master planned community and felt more cohesive like having a town center, monumentations, street trees, trails and pocket parks vs Portola Hills because of grades the neighborhoods are disjointed and further from Holy Land.
 
Yeah... Portola Hills feels very boony to me. I would choose Foothill Ranch over it too (and I prefer the "city lights" view of FR).
