<p>RKP, in regards to your question on my opinion of "VOC being undesirable":</p>
<p>IT IS JUST MY OPINION. Nothing else. I am sure many folks out there will disagreement me, or strongly disagree with me, or flat out think I am an idiot. We are not short of opinions here in Orange County. That being said, here are the reasons:</p>
<p>a. let's start with the article in OC on Feb 21, 2007. Quoting " It could be five or six years before the hangar is torn down"..."The Navy will first have to decontaminate underground water on the property." Well, I don't know about anyone else here, I prefer not to buy a property that I will live next to or close to any places that the "underground water" has been "decontaminated" due to jet fuels, etc. This is like living under a power line, some of us think it is a problem, then some of us don't care. Medically, probably no one can prove that decontaminated water or power line will cause any problems to humans living next to it. BUT, this shrinks your addressable market by a good % during resale. I don't think anyone can argue about that. That makes it "undesirable" for me.</p>
<p>b. The hangar. It is my understanding that the North Hanger will stay there and be converted to a sports center of sort. The South Hanger will be torn down maybe in 5 to 6 years. I have checked out homes there. The hangers are just a pure eye sore for me. I don't' want to look at that big ugly piece every time I go home, or leave home. I remember the sales person told me " is it nice to have a piece of history in your backyard". Well, you be the judge if you want to have this piece of giant ugly structure right in your backyard. This hanger thing makes it "undesirable" for me again.</p>
<p>c. Airplanes. I don't know if that area is noisy or not. I have no personal experiences. However, I can see clearly all the houses, and the hangers every time my plane approaches SNA if I sit on the left side of the plane. It is not a big issues, but is a issue you might want to check out. </p>
<p>d. Tustin area. If you buy at the Tustin side, rail tracks are right there. And it is very close to some of the not so nice area at Red Hill. this again make it "undersireable" for me. </p>
<p>e. Tustin School. I think the tustin schools allocated to that community is very bad (there are good Tustin schools, but not allocated to VOC). One can argue that school doesn't matter it is the parents, or there will be a new school, or "I know kids go to Harvard from those highschools" or I am sending my kids to private school etc. The bottom line is that the allocated schools in the near future suck big time! When it comes to resale, again it shrinks your addressable market.</p>
<p>Real Estate is about Location, location, location. All the reasons I believe VOC is an "undesirable area" is because of the "location" issues. </p>
<p>On the postive side, if you are not worried about resell, and/or you don't mind looking at the hanger everyday, and/or you don't mind the rail tracks, and/or you don't mind the redhill area, and/or you don't care about school, and/or you don't mind the ground has been decomtaminated, for the RIGHT PRICE, it might not be bad for you. let's put it this way, for the right price I might consider buying it, but I doubt it will ever drop to a price point that I am willing to move in. </p>
