Looking to find leases in Irvine

Can any of you guys recommend me on where I could find houses or apartments/condos (near UCI) that are not owned by the Irvine Company that are up for lease/rent other than Craigslist? Thank you for your time.
 
<p>axsuul, you can also go on campus. gosh its only been two years and i forgot what the main bldg is called! the one with the cashier! anyway, they have a little department where landlords can post rental listings... either rooms for rent, apts for rent, or you can post your name if you're looking for roommates. </p>

<p>two apartments near IAC that aren't IAC are toscana and charter. toscana is actually nice inside with all their bamboo stalks and elevators... </p>

<p>What is your price range and type?, I can reccommend a few cool places for you and the projected price. Free of charge! You will have to ask the listing agents to represent you and to negotiate for you though. I feel uncomfortable with non-agent listings because I never know if the landlord is real or con.</p>
 
<p>Axsuul - I am going through this exact same situation. My wife got a job in the technology area behind UCI and we want to move closer to her work. Outside of Craigslist, I tried the pennysaver and classifieds in OC Register. Unfortunately, both proved to be a waste of my time. Many of the ads aren't clear on where the property is located and you have to spend a lot of time going through many properties in hopes of finding the right one.</p>

<p>One thing that has been useful is homeseekers.com - this is the consumer portal into the MLS. You can search leases through this and I was able to find quite a few properties in the UCI area this way. It is especially helpful to narrow the searches by zip code. The site also gives you the listing agents info so you can contact them directly. </p>

<p>The weird part is that many of the listing agents get annoyed showing the property and always wonder why I don't have an agent representing me. Go figure. </p>

<p>I am one of those annoyed listing agents. I think I can justified why I get annoyed. I say 8 out of 10 are people who are not credit worthy, and who can not get any other agent to represent them. So they approach the listing agent directly in hope for a break.</p>
 
<p>Interesting point NIR. My wife and I are both very credit worthy (high 700's) and both working professionals so that isn't our reason. </p>

<p>Frankly, we wouldn't mind using an agent to show us some rentals but we would like an agent who actually cares to show us properties and has no conflict of interest. I am finding that many agents own properties or have their own rentals that they try to favor. Let me explain. We found a condo in Watermarke that we liked and contacted the listing agent. After viewing the condo, I asked the listing agent if they can help us look at other condos in the area. I mentioned some other properties I was intersted in and gave the MLS numbers. It so happened, one of them was in a building that this agent was leasing their own condo in so we went and saw that first. I personally didn't like it and wanted to see the rest but it became very ackward. It is one thing to tell an agent that I don't like someone else's property but to tell them that I don't like their personal property...it was too weird. In addition, I found that I was the one searching the MLS hard and the agent was just giving me an automated report on a daily basis.</p>

<p>In any case, I am not saying all agents are bad or anything like that. When it comes to rentals, I think most agents don't care as it doesn't generate much commission. Hence, I contact listing agents directly.</p>

<p>To get back to topic, I found that the OC Register's real estate finder search now includes results from the MLS so its a great one stop shop for searching. Their UI sucks and its hard to narrow down to a neighborhood but again, I recommend searching by zip.</p>

<p>I suggest you interview agents first then ask this agent to commit to help you first before going out with him/her. I can not tell you how critical this step is. You do not want to get stuck in a Rent Skimming situation and you need the agent to check this out for you. A good agent will work with you in hope of getting future business from you; so it can be done.</p>

<p>I am a lease listing agents for many properties. I am extremely selective of representing someone who I do not know personally when it comes to leasing. If something bad happens, I have so much to lose with the landlord. I think that is why listing agents appear not caring. When it comes to which tenant to select, I screen the leasing agents as well for signs of dishonesty.</p>
 
<p>BTW.. if you find an apartment in irvine, check to see if it's listed on rent.com and mynewplace.com. if you list them as the referrer on the guest card, they will send you $100 referral commission. mynewplace i believe offers $125, but i accidentally put rent.com instead. i got my $100 visa card about a month later.</p>
 
<p>NIR - great feedback. I never really thought about interviewing agents. At this point, we have pretty much narrowed in to what we want but will keep your tips in mind for the future. </p>
 
I happen to have a Town House across from UCI (which is not currently for rent.) I would rec. that you look at the OC Register and the MLS. I typically do not use Craiglist or post on the BB and UCI(waste of time). If your talking UTC there are only a few agents that cover that area well. get their info from the MLS .

nirvinerenter: We have already rented a house for 1 year so we do have "experience" with leasing and we can supply references if that can help us get a good lease. We are looking for a price range around $2500/mo with 3 beds and 2 baths. Location near UCI is key =)
