There is. The coastal breeze blows toward los alamitos and this helps UPE. I really don't think there is anything to worry about.

It's a good canal location but the smaller than average canal home lot size makes this tough. I bet it ultimately sells for close to 1.8M provide it's not to shabby inside. It's 25 years old so the condition may or may not be good.

Well, they provide plenty of photos, and it looks from them to be as nice as any $1.8 million dollar home should look inside.

Actually I think it was completely rebuilt from 2000 to 2002. Also, I think the $400,000 reduction is misleading. A reduction from an asking price does not mean squat. I can ask $4,000,000, reduce the asking by $2,000,000 and say ...

Got this one from a tipster over at RB in the LBs blog. 1.3 million for what is basically a 3 bedroom 2 bath 1500 square foot "beach bungalow" in the Shore. $845 dollars a square foot!!! Did I type that right? I did!! The listing agent "Denise Dube" seems to have smoked a few too many dubies. What a set of stones on this realtard to list at 845 while EVERY house around it is cascading towards $350. I need some of that stuff to deal with my everyday life. Where do you buy Denise? Just looking at this listing gives me the munchies and the giggles.

Like most of this part of Long Beach, they find the owner in the back room, dead for over a year and no one even knew. Most of these houses are lived in by the original buyers in 1922.

$6.5M is a ton of money. But it is a huge house on the open water with multiple huge boat slips. If that is your kind of deal, where else do you buy? The only other area I know of that offers those benefits is Balboa Island and that place is even more expensive.

Good call. Huntington Harbor is another one. The prices in Naples are comparable to HH though I would argue Naples is a lot nicer / more quaint. Plus, anyone who has spent time in Naples would likely agree it has a great community feel that really isn't found in too many other places.



All that said, maybe the point is that $6.5M is too much for Naples, HH, or Balboa Island.
 
You are preaching to the choir. I currently live on Naples and will eventually buy there. I like the feel much better that either HB or Balboa. However if someone were to give me a house in Coral Cay or Balboa I would not refuse it.

I am not a realtor so I have no vested interest in you waiting or buying now. Just out of curiousity, when will you buy? There are some houses for sale that I think are relatively well priced and have started to move. The one by the school is pending at $1.4M and it's a new house on a big lot. Another sold for $1.3 two months ago and it was a 7 year old house. Both of these are off water too. Are you thinking these are anomolies and there are more decreases coming?
 
I much prefer Naples to Balboa or HB also. There are a lot of folks who "own" their home on Naples, so prices will be a bit stickier, IMO.

Nice, new, never lived in house put up on a flattened old house lot. Not for what they are asking but probably much lower. There is another right down the street that is a short sale and another on the water that is bank owned. Prices will come down more. I am a patient man. Mrs Morekaos is another story.

It is much harder on my wife to rent than it is on me.

Did Corso di Napoli sell? Nice lot with open water dock.
