<p>I agree with everything Janet has said. Very nice exterior designs, but overall way overpriced for the square footage. The builder tried to create an illusion of larger spaces by increasing the ceiling height (10 feet first floor, 9 feet second floor - with many rooms having gabled ceilings). In fact, there were several rooms in lwhich you could barely walk around the full-sized beds! Also, small backyards maybe 10 feet in depth.</p>

<p>The builder does offer front-yard landscaping and irrigation inclusive in the price, as well as caesarstone being standard in the master bathroom. However, if no Mello-Roos was my main concern, I'd rather purchase at Cornerstone in Laguna Niguel - also detached, larger and lower priced ($750-850K).</p>

<p>Can't wait to see the larger homes (planned for release in several months) - larger = 3000+ square feet. However, these are expected to be $2Million +.</p>
 
<p>Silly observation:</p>

<p>One of the units has a 3rd-floor with a tiny room (feels very much like the top of a lighthouse), which is accessed by a spiral staircase from the 2nd floor. </p>

<p>It's actually really darling.</p>

<p>What's so weird is that when descending the staircase, you see all the way down to the first floor - which creates a feeling of vertigo!</p>

<p>I'm not knowledgeable about Huntington Beach (or that project) at all.</p>

<p>I hardly ever go up there.</p>

<p>Now that I think of it, I rarely even go north of Costa Mesa.</p>

<p>I'd much sooner venture south, but I'm not sure why.</p>

<p>You probably want to be in newer setting. It's good to try. I did go South and I did not fit well. Too tranquil and sterile for me. Where you live will shape your life. </p>

<p>I do think the pier area has a fun (albeit congested) vibe. </p>

<p>I noticed many, many, many open houses in this area Saturday.</p>

<p>I think it's still too early to tell....however from what I've seen so far, I do like the Boardwalk community more. Mainly for it's location - being closer to downtown HB. The Brightwater project is really on the outskirts of H.B. - driving north on PCH, it's pretty separated from the rest of HB by the wetlands. Also, the drive down Warner (and Bolsa Chica) to get to the community is flanked with older apartments. So, even though the community will be brand new, it's surrounded by older apartments/homes - and I don't think they're planning for a community gate. </p>

<p>Brightwater's ocean views (which the larger homes - starting in the $2+ Millions) will potentially get are also not that wonderful (in my opinion) - this is because of those unsightly oil drilling platforms. And, the lots are really small. For the Trails and the Sands (1700 to 2200 sq ft), the lots must be about/less than 3000 sq ft. Their website claims that the lots will range up to 6000 sq ft. That is really small for homes up to 4200 sq ft. They may have selected lots that will be larger than this, however I doubt anything will even come close to some of the lots at the Boardwalk - a friend's dad has a lot there that is over 15,000 sq ft.</p>

<p>Oh, and I think Bkshopr would have a great time evaluating the Trails and the Sands. The curb appeals would probably pass, but the room sizes would miserably fail. And, a lot of potential accidents due to alignment of front/back doors and very steep stairs! </p>

<p>I think it is too early to tell to0. The new development would have year build of 2008, a cool part. The way I look at it, the Boardwalk pricing is cheap comparing to Brightwater's. To get great ocean views, you much have be up very high. Thank you for your input.</p>
 
Several of the "sold" homes at Brightwater have already fallen out and are now back on the available list. The sales lady said that people were not aware that expected move-in for the first phase was November, and a lot of people who placed a hold on a lot were not entirely honest - said they were non-contingent when in fact they need to sell their home first.
