There's no doubt that they'll sell out the Maricopa homes, it'll just happen at a slower pace than they sold the homes in Woodbury. Think of it this way, if demand was so strong they would have already sold out their Phase 1 there and at San Marino. There are more headwinds then when they were selling Sonoma, one being that the level of re-sale inventory was super low at the end of 2009/early 2010. At the very least, step back and see how Phase 1 and Phase 2 are selling before you decide to make a move. I really do hope demand will be low as it can only benefit me, but I still think Maricopa will sell at a good pace. The homes might not have the best layout but if you want to live in a 4-3 (<---like that?) in Irvine, you got to make sacrifices unless you don't have a budget. We were at Jade in Brea the past Wed, and if people are willing to live on old oil fields (sales said 3-4 homes were sold) then I don't see why Maricopa can't sell all its homes. It has a decent location with no busy freeways/roadways bordering on it, and HOA/MR is not too bad. Stonegate elementary is within safe walking distance, and it gets Northwood instead of Irvine HS. In case of zombie outbreaks, we have these apt gun/sniper towers along Irvine blvd. that can withstand an onslaught after Woodbury is overrun.
Sonoma was able to sell out, even with its super overpriced models, and it has busy garbage truck Sand Canyon running right along its border homes. We almost went in on a plan 1 Sonoma but backed out in the end due to lack of den/4th bed and the occasional 4.0 quake from the semi trailers going by.
