Tried to take pics of Maricopa over in Stonegate after this, there were "No trespassing" signs as well, but the fence was open.  But there were still construction crew working (6pm!) and didn't want to get in trouble..  They sure are working hard...

They have to get moving since they only have 1 month until the Spring Collection opens for business.
 
Per these pictures i see about as much space between the homes as in the attached
monterey homes in WBE!!!!

But... they have driveways, backyards, front yards, and a real street... not motorcourts.

(No... I don't work for TayMo... I just find this product interesting considering the TIC stuff we are getting)
 
Dont these new houses have to include built-in appliances (cooktop, hood, oven) in order to qualify for CofO and financing?

 
Yeah... I think they were trying to make it sound better... but really... the only extras you get are the fridge and washer/dryer.

Unless of course they are upgrading the standard stuff too.
 
From the site plan, it looks like the 1st two phases are the homes closest to the toll road.

They should throw in free landscaping or interior upgrades for those homes.
 
what did you think of the floorplans?  i think plan 1 & 2 are laid out really well but plan 3 is weak - yes you get a loft but the family room is very difficult to furnish and traffic pattern thru it will be inconvenient.  i agree having your own driveway is extremely valuable.  you can't trade basics like a driveway or decent yard for a little more sqft.  a bigger home should continue to have the basics and then add sqft and features. 
 
As I've said previously, I don't really like the downstairs of Plan 3... but like the loft and tech space upstairs.

I think they could have moved the loft to the other side and put the laundry room next to the master bath wall (making the master bigger or adding a 2nd master closet). Make the bathroom a Jack&Jill where the tech area is and now you have loft that's off the front balcony.

I'm sure the models will look good but will probably feel small compared to the recent SFRs in Irvine... but much bigger than the detached condos.
 
HOA is decent at $160/month.
But I am amazed at the melloroos.  It is the highest I have seen.  Total is $5066/year.  Even compared to the other Portola Springs communities, like Sevilla ($3726/yr) and Casero ($4,103/yr) and Primrose ($4143/yr)

But those are detached condos with 2 HOAs.  So the HOAs and MR cancel each other out.
 
Hey... what happened to jyeh74's post about looking at the models? ps9 said that the models weren't ready until next week.

I would like to stop by today but if they aren't letting you look at them, I'm not sure I want to make the trip *all the way to Portola Springs*.
 
Might want to call them first, they weren't available yesterday when my wife went.  They said to call them next week for a guided tour.

I signed up a hand full of buyers with TM today and yesterday.  There was a slow steady stream of buyers coming by.  The sales people told me they had about 30 people sign up on Saturday.  The sales were actually very nice and open compared to the ones over at the Irvine Pac...errr TIC...developments.  One sales person even told me is that they revisited their pricing and wanted to be competitive to the other products out and coming out onto the market.  Kudos to TM for having some realistic pricing for Las Ventanas which is a real SFR with a driveway, backyard, and sidewalks.
