As much as I love Irvine... I'm with IHS... for $1.4m... I'm not living in the boonie hillside, I'll take something that's actually next to a coast (instead of a coastal canyon)... or if I have to be in Irvine... I'll take a QH resale over that.

I don't get the point of the priority registration...it didnt give them any further info than the original interest list except my first and second choice.  Seems like its all about marketing and creating excitement...which i obviously fell for by going through the process.

It looks like you registered lightning fast so you?ll be pretty high up on the list. 
Next up, your financial info.
 
Unless there is a view lot you are really interested, signing up early may forfeit your chance of getting broker co-op. It probably does not matter if you pay all cash and you have apply the co-op credits to over inflated designer credits.

If they gauge demand to determine the prices they'll charge based upon the number of people who registered online, they might be overestimating demand and potentially shoot themselves in the foot.  But time will tell on whether their pricing is good or not based upon their sales.  I think they'll get an initial wave of demand and then things will tail off and slow down.

If you pay cash, it'll reduce the total cash needed to close (not the sales price)...remember it's the lender that limits how much an agent can credit a buyer into their escrow.
 
Historically next to the 10 largest trash dumps in America residential developments are forbidden and must be kept at a healthy distance. Only in Irvne where this gap is squeezed to less than 2,000 feet and luxury housing are built in lieu of poor housing like Mumbai next to the trash piles. This is definitely a Slumdog Millionaire enclave.

don't blame ihs. let's be real, why would you pay $1M+ to live that close to a trash dump?
 
The Trash dump is too big to be ignored and water runoff drains right to PS/Lambert Ranch. you can see the gutter and water that came out onto PS/LR from underneath the Toll Road. Satelite photo evident don't lie.

Do you know about the health risk of the water? Ignorance is why buyers regret later. The sales people will not disclose this sort of information to you my friend.

I am sure emotion plays a big part in a home purchase decision. This state of mind clouds  your judgement and finding excuses to justify a purchase. This is not a cheap purchase but one that will tie you down financially literally forever. if you decide to sell later because of your regrets then  think about what your potential  buyers will say to negotiate your asking price down. This isn't a flawless location and by all standard it is the worst of Irvine. Why don't we take a poll of those who would love to live next to the biggest trash dump in America. Use the insight and gauge how big of a resale buyer pool you will have. All of these negative impacts would make sense if the asking price is around $600k-900k instead of $900k-$1.5m. You can be irrational like the FCBs with suitcaseful of money and even them are superstititious with FShui. Trash, Jail, burial, antennas, and a freeway over your roof tops aren't exactly auspicious.

Okay, I think I understand where you?re coming from.
The location is not as bad or can be overlooked if the price were right
Is that correct?
Or is the location bad period?
 
It is a bad location regardless of price. I will not live there period. With the right price I will purchase it to make money by running a business in it. Otherwise I move on to other spots. Being the worse spot in Irvine the price should be dirt cheap to balance out my risk. Forget about selling to Chinese buyers. It CARRIEs every bad FShui in existence.
 
Before I buy a house I am already looking at how I can sell it.  It seems logical for everyone to do this even if you are not going to move for 10 years.

I appreciate the clarification.
There are a couple of issues floating around on this thread, location and price.
Someone posted that they put their ?checkbook? away after being informed of a bump in price.
Didn't seem turned off by the location.
Others have a similar problem with the location but would pull the trigger at a lower price.
Would a lower price justify the location?
 
Resale will totally suck in this area. The biggest trash dump in America. The area is bigger than Stonegate, PS, LR, Woobury and Woodbury East combined. It's elevation is higher than all of the aforementioned villages. Take that info to a FShui master as ask him for a blessing. Irvine is not where residents live for a long term and eventually one must sell.
 
Everything is motivated by money. People will do the hideous thing for money and that includes living next to wasteland.
