I don't see how Tustin Marine Base would not have toxic waste under it while El Toro does.  Either they both do or both don't.  I would think that they both do.

At least that's what the Irvine Unicorn told me.
 
Actually the toxins from El Toro are under Woodbridge.  El Toro has other issues like radioactive hangars which are being reused for the Great Park????

They had totally different uses.  Tustin was a lighter than air base and had on base residential homes.

Unless the marines and their families were dumping toxins into their backyard, you should be safe.

That being said, there are very few new neighborhoods in Irvine that don't have traffic noise.

So helicopters are lighter than air? I remember in the 90s tons of helicopters were flying in and out of there.

And what does it matter if it was a "lighter than air" base? What does that mean? That blimps don't use fuel?

And you still have to sign-off on toxic disclosure forms when you buy in Tustin Legacy, stuff about the dangers of planting fruits/vegetables etc. I'm sure it's safe but the disclosures exist for a reason.

Point is that homes around those gas stations don't require you to sign a disclosure about not planting fruit trees.  I'll take a pass on buying a home sitting on a superfund site.

I could hear the white freeway noise when I lived in my condo in QH and would hear it when I showed the SFRs homes that the views.  Some days were worse than others, it all depends on which direction the wind was blows.

El Toro+Tustin = Love Canal II?  Seriously, I wouldn't want to live on top of either one.  The way we have destroyed the environment is completely disgusting.

Say what you want about Brightwater in Huntington Beach (hey google results...c'mere) but I'd rather live on top of a burial ground than a plume of TCE or whatever other chemicals were regularly dumped at both bases.  In countries where land is far more scarce and humans have populated the area for far longer, if you're building anything you can be pretty sure someone was once buried there somewhere, sometime...  it's just novel here so people freak out.

Disclaimer:  No, I don't work for BW or live there.  I am impressed with many of TIC's new products (Casero Plan 3, Sevilla Plan 2, Las Ventanas Plan 3, I'm looking at you guys).  Sheesh, but even those are built right next to one of the largest garbage dumps in the United States. 

One of my many Economics teachers over the years said that if we dug a 1 cubic mile hole in a remote area somewhere, we could store all of the garbage the entire country produces over 200 years.  But no, it's cheaper to put that crap in our backyard.  Gross.

Comparing a Military base and a gas station for toxic ground is like comparing an ocean to a pond.  Military uses chemicals that are way beyond refined gasoline.  Also Military buried their crap, at least until recent environmental policy changes.  Gas station may have storage tank leaks or spillage from people pumping gas, but that's about it.  It doesn't compare to super toxic material used to keep military running.
