Here you go, new trees and probably first pics of something they are building towards the front...

Fresh off my phone too...

That's probably the entry landmark... like the ones they have in all the new neighborhoods.

One of these days I'm going to sneak over there and take pictures of the framing they started.

Looks more like where the guard house will be in the center median area--better to keep out the hoi polloi  ;)

[edit: Those guard gates don't do sh*t for real security. We just had a rash of car break-ins in NP recently.]

Is it going to be a gated neighborhood? I didn't think so...

I'm just surprised how fast they are moving. The trees are aleady up...too bad it's a windy day :-)

Here is the preliminary area map. Notice the entry area has two lanes (i.e one for the guests at the guard house and one for residents).

Also, Siena actually looks like it may be SFRs on a motor cour setup...or maybe detached condo.  But I think the garage would have to be in the front, because of all the homes on the left of Saw Mill.  Since there is no alley behind them, it's safe to assume that those homes will have frontal garages.

Siena's will get a lot of 405 freeway noise and the rest of the homes will also not escape the road noise from the 405 and 133.

That's true...and also, I thought that if they were detached condo's with alley loaded garages, that maybe the garages were facing the street.  But that brought two problems. 1) No one would face the front of the homes to the 405 and 2) That would be one heck of an ugly street having all garages.  :D

I know that I'll get flamed by IHO for saying this but I actually prefer Portola Springs to Laguna Crossing mainly because of the density and noise issues.  haha

there is a reason why i bought in QH as I had considered waiting for Laguna Altura/Crossing, I don't hear the freeway. Just barely some white noise :-)

I don't like the density of Laguna Altura either... but it's not like Portola Springs is less dense either... esp in the South Enclave and with all this building in the North Enclave.

As for the sound... the 133 is nominal... and while the 405 is noisy, at that distance, it is like white noise. Other than the detached condos closest to the 405, the rest will be shielded from it. The reason why you can still hear the 405 in QH is because each tract is more elevated so the sound shield from homes in front are not as effective. Since Laguna Altura is mostly flat (which has its own cons) the bigger 'hoods will have less 405 noise (but the same 133 noise).

The reason I like LA and QH more than PS is because that location is more central to our needs. The 133 is actually great because it's a straight shot to the 5 whereas where we live now and before... you had to get on Culver or Jamboree to get to the 5 and that's a pain. And then being able to bike down to Laguna Beach is always fun.

You're not alone. I'm not a big fan of LA, or QH locations. People say the 405 is white noise, but at least from QH, it's white noise, revving engines, and trucker horns.

That being said, there are very few new neighborhoods in Irvine that don't have traffic noise.

I hope everyone thinks like USC and IndieDev... more soup for me!

Will you be drinking or "breathing" this soup?  :D
Hearing it.

But I'll also be viewing it... there is something calming about watching the lights whiz by on the 405.

And... like frank69m... I'll be smelling it.  :P

living close to freeways would damage developing children lungs, as study shows.

I think the safe distance is at least 1.5 miles away from a major freeway (5 & 405); that pretty much rules out more than 50% of Irvine

Personally I will not trade my children's health for better API scores

You might want to check out Tustin Legacy.  It is as far as you can get from the 5 and 405.
