also saw those QH homes. Those listed 3 a couple are closer to 405 or QH road below. I also feel the asking price for these 3 new listing at QH is a little crazy...

That seller of 100 Treehouse is smoking some crack...no way they sell at home at that price since they are a stone's throw away from the power lines (besides the lower comps).

111 Lattice was re-listed with another agent.  I saw the home a few months ago when it was listed with the other agent.  It's not bad, but needs some touch and refreshing up as it's been occupied by a renter for several years.  Out of the 3 listings, that one is the closest to reality...it should close a bit over $1M.

111 Lattice has a better floor plan with a downstairs bedroom where 109 Lattice does not have a downstairs bedroom.  Trust me, if the listing price for 111 Lattice was lowered to $1M it'd be in escrow in short order.
 
105 Lattice just went pending.  1.15 million asking price!!  I saw the house yesterday and liked the fact that there is a "city view" and the lot size is decent.  However, the upgrades done had a very old white couple feeling to them.  I'm still shocked at what kind of premium QH gets over the other villages in Irvine.  Same floor plan in NPS just sold for $820k (14 Spyrock) and NW2 went pending for $805k (Torrey Pine).
 
Your observations seem to track API ranking of the high schools these homes zoned into. Guess which high school ranks last in Irvine?

Hillside topography is far more superior than flatland homes due to privacy without 3 contiguous neighbors behind. For each non neighbor adjacency I would pay $100k. That is a total of $500k for not having any neighbor. To do this adequate land is set aside to create this buffer and is well worth the $500k.
 
As much of a fan as I am of LR, you cannot compare it to anything else on the ranch. It is fun to sit back and yuck it up about the superiority of its architecture, but pull your wallet out or shut up. Laguna Altura has two slow movers, one fairly good mover in Toscana and as of this weekend, Cortona is selling fast they can build them. LR is mecca, love it! But your going to pay not just a higher base, but I know they are counting on high priced upgrades as a significant part of their profit margin. All told, good economic news for our town.
 
Hey Arman and RKP, Which one would you prefer? Buy a standard Mercedes but avoid the expensive upgrades or buy Laguna Alturism Hyundai with all sort of cheap upgrades. So which one of these cars will turn heads on Jamboree?

i think lambert ranch is selling out phase after phase as they release them. im not even sure what your point is.  are you saying TIC LA is superior to LR? ive been to both and LR is clearly the superior product, with or without expensive upgrades. also, are you saying TIC upgrades are lower cost? cause i doubt they are. TIC = master gouger.
 
Would you buy an inferior car because the upgrades are cheap? This logic makes no sense to me. The answer is easy. Buy LR as basic without the upgrades. LR selling well is a threat to TIC. TIC is reluctant to entering into the luxury market after many lack lustre failing attempts. It is easy to blame the sluggish market for $million homes. Someone has to try really hard to save his job by doing some serious explanation to Mr Bren why Irvine Pacific failed to capture the luxury home buyers when TNHC is doing so well despite of the landfill, jail, grave site, toll road, high fire danger and cell towers adjacency.

This is quite an irony that the founder of TNHC was an ex-president let go by TIC. Sounded like a big mistake by  replacing Mr Basic Mercedes with Mr. loaded Hyundai.

Money can buy TNHC team to salvage Irvine Pacific's poor planning.
 
i cant speak for anyone else but for us, i rather buy a better brand with no options than a lower brand but fully loaded.  i have friends who have $30K+ camrys and that makes no sense to me. 

IHS - are you actually complementing some aspect of LR? 
 
I speak the truth. LR is architecturally outstanding. It kicked Irvine Pacific's ass hands down. The tract record speaks for itself that the product is so superior that buyers are willing to take the highest risk with their health. What is not to compliment that TNHC has executed an excellent project in overcoming the risks. I did see the homes for the first time last weekend and they are very good. I ended up leaving my 4 lemons at LA.
