so i'm trying to decide between plan 1 of primrose (kb home) or plan 1 of sevilla (Van Daele Homes)... both are roughly $530k and 1700 sq ft .  i'm leaning towards the primrose one right now, because sevilla is too close to the toll for me... but what might tip the balance is the build quality of a kb home?  i know they used  have a bad reputation, but does anyone know if they are still crappy or if they've gotten better?  anyone bought a primrose or Bougainvillea (their previous detached condo of a similar size)?

Just from walking through the models I could see an obvious difference in Sevilla's favor. Even comparing Primrose and Ironwood, both made by KB, Primrose still comes up short.

Also, to me the south enclave looks very busy. The north enclave seems more spacious, but of course closer to the toll road. The advantage Sevilla has over Ironwood and a portion of Las Ventanas is that the toll road is elevated in the portion that neighbors Sevilla.

There is a reason Primrose sales have stalled. All the other communities that are being built are much nicer (Casero, Sevilla, etc..). Personally, when I first saw Primrose, I liked it. But I had nothing to compare it to at the time. Now that I visited all the other models, I rate it really low.

I don't know if you have been paying attention but they have started to reduce the prices on the Primrose plans. The Plan 3 went from 605 to the current asking prices of 579. There are also a bunch (5+) Primrose plans 1 & 3 that are already built, sitting with no buyers.



 
I liked the openness of the Primrose Plan 1 1st floor but the master bath seemed cramped. Also the 2nd floor bath didn't have a door to separate the sinks and the tub/toilet.

I haven't seen the Sevillas in person but based on the floor plans alone, I like the Cali Room and it looks like there is some backyard space. While the Cali Room isn't part of the square footage, that extra space will be more useful than the sideyard in the Primrose plan.

I also don't like that KB doesn't use rounded corners on their interior walls.

As for distance to the toll road... at least it's higher up and maybe you can get a site farther away.
 
Correction to my post. There are currently 3 Quick-Move-In-Homes for Primrose not 5 and the Plan 3 has dropped to $574K My mistake.

To compare Casero has 1 home available for quick move in and that is because it is right next to other homes still being constructed and Sevilla phase 1 sold out on its first day.

Wait until Stonegate and Great Park developments open and you will start to see real desperation. In my opinion, they are over building and will get bit in the ass.

Don't get me wrong, I still want to buy because I need a home for my growing family, but I want to make the bese choice I can.

Don't let AZDave from the IHB hear that... he doesn't think children are a good excuse to want to buy a home.

But I'm with you... I'm tempted to buy now because it seems the demand is softening but I think it will get softer as more homes go up.
 
i think the kb floorplans suck.  the kitchens are all set up weird... and there is too much space between the fridge and the island... 
 
without considering price, i would rank sevilla, primrose and casero as follows:

1 - Sevilla
2 - Casero
3 - Primrose
 
The Primrose has the ugliest floorplans. 

My choice would be between Sevilla and Ironwood, but I value my peace and quiet so I personally wouldn't buy anything next to the toll road.  (Or for that matter, right next to that obelisk - cell mast).

I think I will wait and see what will be at ST proper.

Not only that, but they've also thrown those homes up on MLS with buyer's agent commissions of 3%.  There's blood in the water...

do you think they are willing to lower the price now that it's on the mls... do you have any experience negotiating a new home on the mls?
 
I have a feeling KB will offer greater incentives (include side yard landscaping, floors, moldings, etc.) or bring back our old friend, the teaser rate loan, to help move inventory.

Once it's on MLS, you know you got them by the short hairs.  And to answer your other question, yes I do.

that's good to know that it is possible to get a discount on a new home... i had a coworker who tried to negotiate buying a new home himself... he thought he could get a discount cause it was december of 09... on a house that fell out of escrow... and he got nothing... he ended up buying it anyway, for the listed price.  if you've read my posts in the past.. the realtor's i've come across were pretty worthless... but you and the rest of the people on this board have provided valuable insight.. i thank you all!

There's no need for thanks, there's a lot of knowledgeable people on here who are more than happy to share thoughts on various subjects.  Remember that the price is the last thing that the builders are willing to lower as that will mess with their comps and piss off a lot of previous buyers.  That being said, asking for design center credits and/or a credit for closing costs is something they might be more flexible with.
 
We did seriously contemplate to buy primrose plan#3, before we bought our home in tustin ranch. We liked the plan#3 and its space. Loft felt very nice. , but top 3 issues that we saw with Primrose are:
a. No driveway (I drove by the night to "see" the parking - it was a zoo. Also there was "sale by owner" post on one of the newly bought homes). Me and my wife does not like doing "rounds" for parking, after a tiresome day at work. We plan to put in Tabletennis/pool table in garage, that means we can not park our car in garage! But who wants to park their car in garage these days, garages are supposed to be man's cave.
b. Limited backyard (growing family needs backyard to have some fun in sun)
c. Its not a SFR (well, same case with casero, sevilla and lot of other new communities built recently in irvine)
They were at 610K when we spoke late Nov 2010, making it $297 per sq ft. They were willing to credit 15k for incentives towards closing costs.

I have not seen Sevilla plans, but heard good things like they have traditional frontal driveways. However the toll road on your head is not ideal. As someone said, may be your home will be at far end that has little sounds from toll road.

I guess, sevilla is least of the evils.
 
KB Home sucks!!!  They will try to hurt your interests as much as they can.

Primrose plan 1 and plan 2 have no yard,  even worse than apt or townhouse patio.  Plan 3  is little better, but still very small yard. 
 
They have been lowering the sale price from the beginning.  They push you to close on the certain date, then they may lower the price again just after you close the escrow.  They never consider buyers' interests.

The house quality is not good, comparing Casero and Sevilla.

Visited the primrose location and the owners there came out to talk to me' about how they felt cheated because of how pushy they were to have them close escrow... They were pissed about kb lowering their prices only days after their close of escrow.

The house layout was ok, for some reason it felt smaller than what the sqft was stated.  $530k though, seems pretty good. What's the MR in PS?
