IHO,
Do you know what my greatest fantasies were back in the IHB days? It was to take a time machine back to Irvine 1997. So i studied every major metro city in the nation that came the closest to the demographics of Irvine 1997. No other cities came close except metro Atlanta. Not even Bellevue, (Seattle) That how i chose Johns Creek as my destination.

IHO, in the real world of wall street, you can goto jail for leaking out inside information. I am now leaking out inside information about Johns Creek to the folks in Irvine, while no one outside of Atlanta knows about this city. :)

I'm sure there are other areas that are similar to Irvine circa 1997... it can't be just JC... so my question stands... why JC? No friends, no relatives in that area... there had to be some other factors that made you choose there.

If those are personal or top secret, that's fine... but part of me thinks it has to do with some cultural choices... maybe work... Panda is so mysterious.

You know when my dad was alive, I sort of knew if i failed he would always be there for me. Once he died last year, God is the only father I've got now. After 2 years, I am 100% sure that he brought me here for a reason. I don't know if i have wisdom, but I sure do love real estate. :)

These numbers are very unusual. During the last RE Boom 2003-2006 when prices were rising 30% in LA/OC, Chicago was rising 11% and Atlanta - 5%.

I am very impressed that found ashton woods on your own as Ashton Woods and John Wieland homes are the two leaders in building the best quality homes in Metro Atlanta. Ashton Woods flies in designers from Orange County to stage their home and even has some Feng Shi touch to it.

Are you and Asian American Chinese descent who loves to play golf? This area is a mecca for golf lovers. Johns Creek, Duluth, and Suwanee is very convenient for Asian Americans. We have pretty much anything that Irvine offers to the Asian American community, Johns Creek, Suwanee, & Duluth has it all.

My buyers have bought in The Highlands. I am not sure if there are any homes available at this time, but let me check and provide you the comps.

Property Taxes in Johns Creek will run you around 1.4% with no mello roos. Highlands feeds into Finley Oaks Elementary, River Trail Middle, and Northview High.

I would assume that many celebrities and professional athletes live in Brentwood, Hollywood, Bel Air, Beverly Hills and maybe Santa Monica all concentrated in LA. I don't see professional athletes concentrated in Irvine. Those cities in LA are like Sandy Springs, Dunwoody, Buckhead, & Druid Hills in Atlanta and homes to many professional athletes in Atlanta. Johns Creek is considered to be a city in the OC of Atlanta. Many of the households of Sugarloaf Country Club are made up of CEOs & executives of large corporations, professional athletes, rap stars, hip hop artists, the housewives of Atlanta types. An normal American family living in West Irvine would not be able fit in with this crowd as you need a certain status, snobby factor and "Bling" to fit in. A lot of professional athletes also live in the Country Club of the South. Whitney Houston's home is there. You will get more of the traditional normal families in St. Marlo Country Club and St Ives. There are also a few that live in the River Club where the homes start from the $900k.

I was watching "My First Place" on HGTV this morning. They were in Jawja!!!

Realtor to couple: "This home is 5 bed, 4 bath, and 3,100 square feet."

Couple looks at each other, all happy.

Realtor: "It is priced at $345,000."

Me on the couch: "WOOHOOOOO!! Yeah!" Arms shoot up in the air.

Couple exchanges glances again. This time with a sour look.

Realtor interrupts: "I know. It's priced a little high."

That managed to be both the funniest and saddest scene at the same time I'd seen in a while.  :D :'( :-\
