Welcome to TI, the freeway noise shouldn't be too bad, you do have the townhomes bunched up facing the 5, so that should absorb quite a bit of the noise.  It wasn't part of the Navy base, the military deemed it unsafe for its personnel to be so close to the freeway :)

joking aside, I believe it was farmland/bunch of trees?  And the TCE plume is south, past the 5, near Woodbridge. 

Visited these not too long ago, plan 4 is definitely their best, hear that a lot of people are just waiting for that floorplan, hope you're signed up already.  Leave it to CalPac to give a vaulted ceiling in a detached condo.  Other builders should take note. 
 
Thanks so much for the reply..I am in their priority list hoping to get it in one of these months..but it's the defintely the best floor plan i have seen in new homes so far in that price range..i wish they had given a little bigger courtyard though..
 
What did you think of the 3 story plan 2?  Kinda sticks out like a sore thumb.  Wonder why they did that.  Do like they were able to squeeze in parking between homes, that should help with these 4 deep motorcourt pockets.  Looking at the site map again, I would only buy in the top two rows, near the park, the bottom two would be too close to freeway for me.
 
Plan 2 is very well designed in terms of space and it?s good for young couple or may be for people who are going to college going for extra privacy.. all these floor plan?s are around the same square footage but only plan 3 and plan 4 are in demand..i think if they drop their price a little bit for plan 2, they?ll sell those as well.. I wonder why no one is going for plan 1 though..it is around 1600 sft and priced at 603K..the only thing I didn?t like is the living room is so small and because of plan 2 right next to it, feels like squeezed in..i wish instead of plan 2, they should have put some other plan with only 2 floors, that?ll look even when you come into the neighborhood.

Regarding freeway noise, I could hear that all the way till that high end homes..high 700?s.. I think that is unavoidable.. In Irvine, sellers and buyers are both crazy including myself..

According to Test, proximity to the freeway is one of the best features of CV. You should be paying a lot a premium to hear that noise.
 
The plan 4 at Jade Court is by far the best of all motorcourt product. The downstairs bedroom has its private bath unlike many shared bath/powder set ups. The volume ceiling is not available in all other active projects in the entire OC. The noise is unavoidable anywhere in Cypress Village whether you are 100 yards or 700 yards away. Stick to your choice and wait for your turn. That driveway parking next to the home would be a plus. I believe the structural framing is there where you could frame a 4th bedroom over the volume space in the future.
 
I am in the list for plan 4 but I don't get any info  on pricing for phase 7 yet..I think that'll come out either in the last week of this month or in the first week of next month..For plan 1 and plan 2, they already have homes available and I t hink they are at 607,390 and 600,890..hope that helps and which plan are you interested?
 
Many buyers prefer the plan 3 with a backyard at the rear of the cluster and the plan 4 with volume at the front of the cluster. The 3 story plan is the least favorite. It has a bedroom on the ground floor and 2 bedrooms at the 3rd floor. Do you think not having 3 bedrooms on the same level hurts sale or 2 flights of stairs is a turn off? How would you fix it to make it much more appealing given such a small footprint.

It's great for people that rent out a room or have a teenager.
 
If that is the case then a separate door from outside to the rentable bedroom would do the job. Seriously, do owner occupied compromises their privacy for several hundred dollars rent? How would you fix this to make this an ideal home? I know by adding a third car garage should end IHO's home quest and take away his reason to live.
 
Next phase is this June, but all booked up by waiting list. There are a record 11 quick-move in homes, all of which are Plan 2s, some of which come from Phase 2! There is a quick-move in home for every phase since Phase 2. Plan 1 had both a furnished and an unfurnished model, which was nice of them to show how much upgrades were put into the models. In Plan 2, an Asian family was whispering about negotiating since nobody wants to buy tri-level homes. When I saw the model, I realized that CalPac did a REALLY bad job with the floor plan. Also, I liked the Plan 3 better than 4 (for some reason). Did you notice that the Plan 3 is larger than the Plan 4 with a larger backyard and that all of Jade Court is less than 50 sf away from each other??? The current phase is 7, while the one in June is 8 (lucky number 8). Since they said they have an extension, they said that there will be about 16 phases total. But, where is the extension????

Extension got scrapped for Zinnia.  They went from 3 story detached to 3 story attached.
 
The plan 3 I heard is the best seller. It is the most conventional with a traditional rear yard and a 2 car driveway in front of a garage. Located deep within the cluster the homes in front of it help to buffer road and freeway noise.

Thanks , they have exactly same floor plan at Luna in PS, but that is at least 30k cheaper than CV. Plan3 at Luna was 628k at last phase
 
My only concern at jade court is freeway noise and pollution. If I can't open windows then what's the point of living in OC :)
