Is TIC feeling any pain?

NEW -> Contingent Buyer Assistance Program
Ten --- Agree on the District dining options. One thing I was not impressed Friday with was the collection of characters hanging out in front of Strike/DSW smoking it up. Looked like a combination of Big Lebowski and Good Charlotte video extras, and they were nearly blocking the entrance to DSW sucking on their butts. And it looked like the District cleaning crew had not emptied the cig butt can for about a month.

Told my wife you would NEVER see that scene at the Spectrum --- TIC rent-a-cops would cleared those rogues out quick.

[quote author="EvaLSeraphim" date=1214873821]With respect to Maki Maki, TIC tried to kick them pretty hard. Unfortunately for TIC, <a href="http://www.courtinfo.ca.gov/opinions/nonpub/G038039.DOC">the courts kicked them instead</a>. (Although legal opinions can be boring, this one is a pretty good read.)</blockquote>

This explains why TIC would install a second Japanese Restaurant in the Spectrum. So nice to have a good landlord working with its long term tenants interests in mind. NOT. Can you imagine fighting a lawsuit with TIC as a small business owner ? They can just bury you in legal fees whenever they want.

[quote author="CK" date=1214874458]Was at the Marketplace on Saturday, for a trip to Toys R Us. Now that the Linen's and Things has gone BK and is closing, it appears that entire wing of the Marketplace is going to be totally vacant between the Best Buy and Toys R Us. Looked bad, real bad.

On the other hand, was at the District on Friday afternoon to catch Wall-E before the weekend rush, and it was very active --- even at 2pm on Friday afternoon. Honestly, I'm quite surprised at how well the District seems to be doing...I kind of expected TIC to pool its Spectrum/Mktplace power and crush those outsiders who dared to step in so close to the Irvine Ranch. But it would appear the District is having some success, at least against the Marketplace.</blockquote>

How did you like Wall-E? We went with high expectations and I thought it was the worst animated movie I ever saw.

On Saturday I had lunch at the fish place at the fish restaurant in the Spectrum. That place was dead.

Another odd thing I noticed this weekend. Most of the neighbors stated home, cars parked everywhere, kids were out playing on the street, parents talking with each other, and several washing their own cars. I felt like I was living in some other era or some Midwestern town.

eva,

the gist of the case from what i can gather is maki maki was pretty much a deadbeat tenant, although technically not in default of their lease. i guess they won the legal battle but from the standpoint of a consumer, i see a whole lot of excuses coming from them about their poor business. bad foot traffic my ass. expansion and infrastructure improvements to the spectrum ruined maki maki's business... sure. we've all had to deal with jammed lots and a half-mile walk from a parking spot way back under the 5, only to wait an hr for a table at someplace as ordinary as cheesecake factory. i walk right by maki maki all the time... and keep on walking...

What about that huge Target and the stores on the far end?

I went to H&M;over there and that entire section was deserted except for some kids and families gathered around the area where water shoots up from the ground so the kids can play in.

The vision of long term, enduring value, timeless aesthetic have been the vision of TIC. For people who do not know too much about RE it is nice to have some assurance that TIC products are better insulated than others in the gloomy economy. I do not live in Irvine and I do care much for production nature of homes but I am stating the positive attributes of buying on the Ranch. Since I do not have properties nor any interest of buying on the Ranch I am impartial in my commentaries.

I think they are staged actors and extras in promoting something that really does not happen much in Irvine.

same here. Usually when I'm going to the Spectrum, I/we already know where I/we are eating before we go. I figure thats what most people (maybe they don't?) do so I do not see why foot traffic would matter.

We thought it was good (not 4 stars but good) and a had good message that resonated with my wife and I --- but since our primary intent was to bring our 4 year old to an animated movie, it disappointed a bit in that purpose. As far as animated movies go for the Kindergarten crowd, Kung Fu Panda was a lot more fun. The message of WallE was way over her head. But I recommended it to all the adults I know.

That all depends, I never been able to walk into PF Changs and get seated right away unless we sit at the bar.

Otherwise, I?ve had to make reservations for dinner at least 2 hours in advance.

I've never eaten there, so I don't know if it's any good or not. But I will say that the construction impediments resonated with me. I haven't been to the Spectrum in close to ten years simply because the few times I went the traffic and parking were not worth the hassle. The French Laundry could move to the Spectrum and I still wouldn't go there.

I haven't been to the speculum in 8 years, i bet. Hate the vibe, hate the walk through the parking lots.

But I would make an exception for the French Laundry, I'm certain!

I love French Laundry and Auberge in Napa. I had to arrange my trip to Napa based on the FL reservation.

You just insulted my intelligence since I like the KFP, and did not understand the WallE... there is a message there?</blockquote>

lol --- truth be told, I liked Kung Fu Panda a lot better, too. We've seen it 3 times! Once was enough for WallE.

PANDA has seen it 20 times while dreaming of Irvine in the theater.

What more is there to say?Chicks dig the PANDA!

If Panda-mania continues, I may have to drop my Derek Zoolander identity.

I guess what is really appealing to the ladies (not chicks) about PANDA is his sincerity and down to earth personality.
