Besides being overpriced, what do you guys think of the "upgrades" ? Not really my taste but it looks like they spent way too much money for the area. I doubt they will get anywhere near their asking price.

If you are curious, they have an open house on Sunday 8/21/11 from 12-5.

I know what I'm doing Sunday afternoon. That is hilarious.

I'm not sure I'll be able to "consider my purchase" of such a wonderful home with a straight face but I'll try my best. The age of the home, location, and price, all elements combined, would be outrageous, but simply adding that "Couples Retreat" theme on top somehow puts this house into superdy-duperdy land.
 
I dunno, it looks like a great buy to me.  If I were looking to film a :Girls Gone Wild: Irvine Edition" that is.
 
Zillow estimates this house to be 649k and most houses around there are this to 699k...So, I guess you can pay a 300k premium to live Tahitian Style.
 
While I think the price is crazy and the customizations (cant call them upgrades) are over the top, I do admire that these folks really did enjoy their place and customize it to their desire.  Thats a big driver of us buying vs renting.  We want to be able to do stuff that *we* like, corny or not.  I see too many OC open houses that look like either people didnt live there or try to upgrade to the most bland generic taste. 

My friends in texas customize the heck out of their backyards.  Their houses are cheap and they can spend money on looks and styles they enjoy.  I have a buddy whos backyard looks like a W hotel pool area with multiple flatscreens, cabana, and sound system. 

Props to these owners for making this house something they enjoy.  They wont get other people to pay for their customizations though.

It was a cash sale. The new flipper / seller seems to have taken the red pill. Months at a price that didn't get a serious bid, now re-listed at a price that begs for 25% down to get a Conforming loan (smaller buyer pool who might want to purchase) and zero done to improve the property since last sale.

The closing price for this home is now the Comp Killer for all other sales in the area. They'll either need to cut price or quit selling because the homes they've got on the market now won't get solid appraisals at the price they want. Best wishes for the flipper as we enter the 4th quarter slower selling season.  Perhaps it's being heavily marketed overseas for some less informed FCB to purchase. Who knows.

i love this line "This is truly a turn key property, pictures cannot give it justice."  that explains the limited interior pictures.  its not that the realtor is lazy or anything...

This listing is hilarious..  I looked at this house way back when...  It was listed $800K and there were no takers.  The interior was a MESS...  the house needs at least $50-80K in...  After I saw it, I thought "no short sale, go into foreclosure, and well see it back out on the market later..."  The owners/freeloaders weren't doing the bank any favors, probably to extend their free stay.  They had kids toys and crap everywhere in the front living/dining, it looked like they hadn't cleaned their kitchen in years, and the carpet used to be tan, but showed as a nice dark black.  They bathrooms were so disgusting my wife walked out without even looking.  Meanwhile, the husband at the house felt content watching tv in a recliner in the family room with his feet up.  I want to slap him on the back of the head and say "get a f'in life"...  I felt sorry for the 3 kids I saw there at the time.    All part of the Irvine dream...

Now it sounds like this flipper thinks that splashing some paint on the walls and some $1/ft  discontinued carpet will yield a 17% return... hahaha...    This is a joke.  If I recall correctly, the 2nd story balcony seemed to be in need of some repair, as did parts of the exterior.

those pics do that home TOO much justice.  they paid a cleaning crew $300 bucks to scrub the place down. 

If I recall even the baseboards were chewy and discolored in areas.  This home = lipstick on a PIG.  It'd be a decent deal at the right price where you get the NP location and decent bones, but there is definitely money that needs to be spent on it.  In today's economy, flippers are (rightfully) trying to get in and out with minimal capital outlay.  Good project if you can get in the mid 700s and are handy, though

I saw this home last weekend and was being shown by Eric Fenchel. The home was empty but in good condition. Not much in terms of upgrades but the kitchen looked good. Upstairs bathrooms were stock. They did get the optional 2nd floor balcony off the master and a 2nd balcony per elevation on the front of the home. Backyard was strictly a concrete affair.

The interesting thing is that the latest comp shows a short sale that closed for $758K on 4/22/11 (http://www.redfin.com/CA/Irvine/8-Inglenook-92602/home/7203032), same floor plan down the street. There is also another home with the same floor plan (http://www.redfin.com/CA/Irvine/20-Longvale-92602/home/7213164) that is pending status with a list price of $848K. Should be interesting to see where this home closes.

15 Inglenook short sale closed on 9/30/11 @ $785K. Property originally bought in 2006 for $1.037M--nice haircut.

At least they understand pricing strategy!

$250,000 (not including taxes/MR/HOA) over 5 years is a lot of "rent" to pay to live in Northpark though.
