Irvine Fantasy Real Estate: Feb 5 Village Edition

NEW -> Contingent Buyer Assistance Program
These are dumb.  If you really want us to decide which unit, then give comparative data for the units in a chart.  makes no sense to click on all 4 links to get all the information.

That's not a bad idea, Marty, but since our purpose is for subjective discussion about individual preference, we'd prefer to make even the decision of "to click or not to click" for more information up the participant. In other words, a visceral reaction more so than an analytical one is welcome considering the purely hypothetical and casual nature of the discussion.

To get more participation, I think it would be better if you put a comparative summary data in the chart with the option to click for more details.  This way, someone can just scan through the basics of all entries and click only the details that interest him/her.

by the way, the fourth house data is not accurate.  You can either be Woodbury or Stonegate, not both (I presume Stonegate since it is Saratoga -- assuming that is correct).  Also school district is Inglewood Unified ?

Why go through these covert focus group? Throw in a Berkin bag along with the home sale. End of story.

This one is easy.

Even though it's older, the Northwood home is on a real cul-de-sac, has a driveway and a large lot. It also has the highest bath count. Too bad the small pool takes up most of the backyard.

But I agree with Marty, at least give us price, square footage and lot square footage before the link.

ValueOC seems to be selling something.  While not a bad thing, he may want to build up a reputation first.  These fantasy real estate posts seem like a marketing ploy.

The other realtors on this board started a long time ago and have been posting for 5+ years....how old is your account? 1 month?

Perhaps you are donating to TI, in which I commend you, but you should really build up a rep before jumping in these waters.

Wow, it has been that long....how time flies.  I remember what I first started posting how I almost got run off IHB by the old guard.  haha  I love real estate and love discussing it and analyzing it in a public forum like IHB and TI.  Along the way I've been very fortunate to help quite a few folks with their real estate needs and I call some of them my friends today.  :D

Dear Shill,

I suggest foreplay first. That should take at least a year before the players decide to give you an orgasm.

Maybe he's selling fake "Berkin" bags?  I may participate in the fantasy game for a real Birkin.

The Ivy League education is what separate you from the rest of the Chinese. The acquired taste for the real thing. I got to go catch my 7:30 train. TI is great stress relief!

I like discussing Irvine Real Estate and sometimes the things that are fun to do in and around Irvine.

To answer some valid points first: 1. If an analytical and link-free approach to this forum is what is most appreciated, that is an easy adjustment to make. 2. In my opinion, Stonegate and Woodbury should be considered one 'village', even though they are given two separate names. I am open to discussion about this distinction, which I realize for Irvine residents may be about as popular as when Pluto was de-planetized. 3. The listing information is directly from the MLS which includes whatever information the listing agent or seller provided, Inglewood school district being an obvious error.

And now, to answer the other concerns: 1. I can't say I even know what a "corporate shill" is, but I imagine they have a higher pay grade than I do. 2. I'm lost on the NYC reference, apart from Irvine has some similarities to NYC in terms of its diverse population (?) 3. I'm not selling anything, as none of the homes I discuss are "my" listings. 4. I'm not "marketing" anything either, and will gladly diminish the use of links back to my site in favor of more condensed information. 5. And finally, would it seem less "marketing and self-promotional" if I changed my profile to reflect myself as a person, rather than a business? Seemed appropriate to participate in "business identity" since I am a bit of a real estate geek and simply wanted to discuss the Irvine-centric topics I blog about into a forum that, well, talks about Irvine Real Estate; but I'm flexible

Well, from your site, can we assume you are a Realtor? If so, there is some "marketing" going on.

I disagree with you on Stonegate and Woodbury. They are two distinct villages with their own recreation areas, pools and even Elem schools. Even Stonegate/Stonegate East and Woodbury/Woodbury East are different villages though they share the same name.

Do you consider Westpark I and Westpark II the same? Northpark and Northpark Square? Northwood and Northwood II? Some would even say that within Northwood, there are distinctions.

Value OC,

I don't mind you posting as a business but if you are 1) adding links back to your own commercial website and 2) have your ph# listing in your signature, that is marketing. Please consider becoming a Site Sponsor and you can continue your posts as is.

As to your questions regarding Stonegate vs Woodbury--you have to put that into the context of TI. This whole board is about splitting RE hairs within Irvine/OC. People argue about driveways, setback distances, lamp post designs, and type of greenery between hoods. So YES, most TI folks would consider SG different from WB. Also from a practical standpoint, SG residents do not have a key fob to access many of the WB amenities.

Stonegate has the cheap ass industrial split face block wall with clunky pilaster cap where as Woodbury has the weathered brick porticos and Italianate tower that resembled the church campanile near the Pasadena city hall. You can't equate the 2 communities as one and shame on you as a realtor who don't even know the difference in your own backyard and takes someone like me who don't even lived in Irvine and works out at NYC to point this out to you.

I think you still need to build a rep on this board before you get customers.  Defending yourself here will show you are tough and will not back down.  I hope you post more.  I don't like echo chambers and do not want to drive away dissenting voices.

You should probably get a new handle and pretend this never happened...

Please join our Irvine circle jerk.
