Still a seller's market, albeit a weak seller's market.  Using the 3-month trailing avg of sales gets you to a little over 2.50 months of supply on the market.  You have a dozen or two new home listings on there (including the models at Santa Maria in Stonegate).  Inventory levels begin to decline as we get closer to the holidays as will sales.

Nope....551 as of 4:55pm on MLS so we are essentially been flat on the inventory front for a bit now.

Which MLS?  Depending on which one you look at you will get different numbers.
CRMLS...it's the consolidated regional one.  What other MLS is there for Orange County?

Redfin uses CARETS which is considered the consolidated one.

I know you guys have had your differences, but perhaps it's time to let the vitriol die down?  Maybe put each other on ignore (does this BB have that function?).  Just seems silly for both of you to keep following each other sending insult after insult, thread after thread.  Just an observation.

I just tune it out. Don't get caught up in the hype.  8)

of course, that is only because they "revised down" the estimates for the prior two months.

had they not ginned up the prior months "sales estimates", then the increase would have been modest at best.
