I took the plunge and not in Irvine

After renting for eleven years and saving money my wife and I took the plunge and we bought a house in Dana Point see below.

We really wanted to buy in The Ledges but 1M was our limit and I feel it will hit that but you never know. We just stumbled upon this house and fell in love. The builder is amazing and was building this as his dream home but got into financial trouble. We bought a house in Dana Point for 950K which is a brand new custom house with 4 bedrooms, 4 bathrooms,jacuzzi, four car garage, close to 3,000 sq ft. bamboo flooring in the whole house, walking distance to the beach and even has an elevator inside the house. Too many upgrades to list. We are very happy. I wish all the luck to everybody on this blog. My realtor whom I've known for over thirty years rebated 1/2 of his commission back to us which came to about $12,000. That helped. If anybody is looking for a good realtor and a 50% rebate email me and I can give you his name. Again best of wishes to everybody in this crazy economy and world.

Congratulations... everyone has their reasons to buy and I hope in your case that it made sense from a fundamental and financial viewpoint.

It has been a long time coming, and yes, I remember you lamenting about prices. You have waited for the right place, and it truly seems you have found it. This beach home is gorgeous. Seriously, I can't believe you got this for under a mil. This has to be the best buy for an IHBer yet. Those that do understand art, know you bought a beautiful beach home. And, they can count too... don't get a fourth car unless you plan on parking it on the driveway. Man... I knew you would fall before most Bill, but this place is even better than I thought you would score.



When is the IHB housewarming party?
 
Great house. I like the elevator - it looks like a transporter! You have waited a long time renting. Enjoy your new place!

Congratulation Bill. Great view and location. Beach downhill property offers you multistory view. The garages are fine here because there was no other solution for this type of narrow Ocean frontage lot. Along the beach it is all about the view. I will not impose my elevation critique on hardship lot.

Downhill houses rarely have tandem because slab on grade runs out quickly on flat portion of land and that meant the tandem space would be on steel girder. This scenario was unlikely due to cost. The other courtyard scenario is also unlikely due to the lack of land and auto maneuvering takes up too much vacant land. Along the beach home is all about the view and footage. The aerial shows a box without courtyard.



When designing on beach lots Height and bulk restriction are the cardinal rule in preventing owners from over building. Rarely does land economic warrants the 4th car. Builder would opt for the extra 200sf of saleable habitable space.
