In need of advice- lived in Irvine 12 years, left to Aliso Viejo (been there 2 yrs), looking to come back closer to work and school. Older kid attends OCSA and younger one will attend Fairmont
Got an email that we will be called for the next release. Is backing Jamboree that bad? Whats better, back Jamboree or back neighbors?
OR any other suggestions for new homes in Irvine in this price range 2000+ sq ft?

You'll have a huge lot for a new home! That's the good news. You'll probably want to install a pool or other waterfall feature to mask some of the traffic noise.

If I were considering one of these lots, I'd ask to visit a lot backing Jamboree. I'd want to see how high the wall is and listen to the noise - preferably at 7:30 am at traffic's peak.

You'd just have to keep in mind that when you go to sell it, everyone who tours your home will mention its proximity to Jamboree as a reason not to make an offer, or to offer a much lower price than asking.
 
I'm going to be accused of being biased but I was standing on the street that runs north/south and east of the club house. Most of the noise was coming from the part of jamboree that is elevated above the wall as jamboree crosses Warner. The noise was much less than I would have expected. With that said, as others have mentioned I would not want to back jamboree but the offset is a nice big lot which counts for something. And yes, definitely go stand at the lot you want in the morning between 7:30 and 8:30am. That should be as bad as it gets since the folks will be going south on jamboree into work. And the southbound lanes are the closest to your lot. Good luck.

You should ask to visit the Jamboree sites and see if you're ok with it. I went a few weeks ago and you can not only hear the cars, but you can actually see the cars zooming by when you look between the wall slits. It's actually pretty close and quite scary.

Quite scary?

One wrong serve and a car would be plowing into the backyard. I personally wouldn't spend time towards the back half of the backyard because of that, even though the possibility is quite low.

Actually, you want to be there when you want it to be most quiet, after 11pm and before 7am.

During the day, road noise is bearable, but it's when you are trying to sleep is when it becomes a nuisance.
 
will they take you to the lots that will be available? Maybe i should call and see before we commit. The prices and lot size is so tempting.

Yes, they should take you to lot. Also, inquire if there will be a transformer or water drain in front of your house.
 
does anyone have any information on the soil in Greenwood? Has it been tested? Are we allowed to eat vegetation grown in our yard?

Yes, they should take you to lot. Also, inquire if there will be a transformer or water drain in front of your house.

these items should be disclosed in the detailed lot map.

they have it in the office, you should be able to ask for it before you put down your deposit. worst case, by CA law they give your three days to review all of those documents.

If I remember correctly it's like a blue print of your lot. But they don't give it to you. So just ask before you make a deposit.

we got the blueprint as you call it when we signed the contract. i still have it to this day.
