Looking at locking in my rate on Monday with SGIP for a 7/1 ARM @ 2.75% with no cost on my home purchase.
Congrats USCTrojan!  I hope I will find my unicorn house soon too  ;D
Thanks Roger.  The one that I was looking for doesn't come onto the market very often since there's only 14 of them in tract so I was definitely watching and waiting.  You also got your search narrowed down to a few floor plans?

Don't have a very specific floorplan but couple things are must:
1. 3 car garage with driveway
2. wok kitchen
3. man cave in basement
4. lot size > 7500
5. <1.5 mil
6. has to be in Irvine
I kind of know why I can't find it because of 6) lol  ;D

Tustin Ranch is well within my consideration.. but wife really likes Irvine.. and you know the saying happy wife happy life, so 6) in the list suppresses everything haha  ;D

Hi Trojan,

Just out of my curiosity, I see two unicorns that meet your criteria.  Is it the one closer to the golf course or the other one? Or feel free to keep it confidential=).  My next home will be a single story home with a city or ocean view when I am closer to retirement.

Oh, what is the fun if we can't guess.  Probably the one that needs Kitchen Remodelling, since he is already an expert in that now.

I'm sure you guys can figure out which house it is.  Not like there are a lot of my unicorns out there.  Yes, the kitchen will be remodeled on the new house. I'm going to do the same thing....white shaker cabinets, quartz counters, and slate backsplash.  I might do a built in fridge though.

did an old person die in the one by the golf course?? my colleague lives next door  :o

Which one, the single story with the golf course view or the 2 story home in escrow now?

There are two other single story homes that are exact same models as USC's coming out.  One with golf course view, other just around the corner.  Both had people die in the house ironically...

5/1 arm jumbo, 60LTV, 2.625% with credit to close, check zillow
Because I transferred over $250k+ of new money to BofA/Merrill Lynch, I got a 1/8% rate reduction on my 7/1 ARM rate.  So my rate is now 2.625% with .33pts credit.  Could have gotten a 1/4% rate reduction if I would have transferred over $600k+ but alas I have a bad car vice.  :'(

$250K+ invested through BoA is gonna cost you more than you'll be saving by lowering your mortgage rate an eighth. These big banks are the absolute worst. I have a new mortgage with Wells, and they tried to get me to do this. I met with a Wells banker and went over some of the options, all expensive.

I'm a "broad-based index equity fund" kind of guy. I like expense ratios around ten bps. These big banks' funds are insanely more expensive.

Yup, I'm not gonna have some joe blow invest my money and charge me money for it.  I opened a personal trading account with Merrill and will continue trading myself.

So, sit it in a BoA savings account earning 0.01%?
https://www.bankofamerica.com/deposits/bank-account-interest-rates.go

Comparing apples-to-apples, if that money were sitting in an AmEx savings account, your opportunity cost is 90-times less interest earned.

Will the 0.33 pts credit cover the closing cost?  So essentially a no-cost rate for 2.625%, awesome. And you still were able to provide the down payment and transfer over $250K new money?  Vow, Can I work for/with you?  I will switch careers.  please....

it all depends on how long it sits there for...
