How Is Tustin Ranch To Live (Compare To Irvine)

Hi Guys,



We are looking for the SFR homes in Tustin Ranch area within (550000 - 600000) range, but just want to confirm is it make sense to buy the home in this range in Tustin Ranch compare to Irvine, As earlier we were thinking to buy the home in Irvine, but seems the SFR homes are still our out of reach. Our main concern was the schools (elementary, middle, and high) and realize that Tustin Ranch also has very good schools (Tustin Ranch, Pioneer, Beckhman) and they have the same ratings as Irvine schools (based on your neighbourhood).



If any of you already living in that neighbourhood or area, please share you experience, which will help me to make my final decision.

From my perspective, having owned a home in Tustin Ranch, there is practically no difference in house prices between this and other homes on the Irvine Ranch. Tustin Ranch is much nicer than West Irvine, in my opinion, and its proximity to Peters Cyn is fantastic.





Traffic to the elementary and jr high schools, however, was a total nightmare when I lived there. I used to drive by the mile-long line of parents waiting to drop off or pick up their kids and think to myself, "Never, no way, not me. When I buy another house, it will be across the street from school. (Hence, Northwood Pointe's homes are looking better and better to me, right in the middle of Canyon View Elementary and Northwood HS.)

<p class="MsoNormal">My wife and I lived in Tustin Ranch for more than a year. We rented a 1 bedroom condo in Rancho Veracruz from a friend. We loved to take walks along the various hiking trails along Jamboree, Trevino & Robinson. We would even sneak in Tustin Ranch Golf Course at night and just stroll all 18 holes, looking at everyone's lovely backyards. We loved the Marketplace; ate almost at every restaurant; and yes we walked there too. The Tustin Sports Park is also good for, yes, walking; basketball and tennis.</p>

<p class="MsoNormal">The link above is for a Valencia SFR (detached condo) with golf course views. We love this gated community. The price is really good for golf course; we checked it out last Sunday. The place is nicely kept, with upgraded kitchen, counter top, appliances and floors. Down stairs bathroom is also upgraded, but upstairs is original. The backyard is a mess with a big dog, but it has potential. You can still hear Jamboree as it is the second house from the street. I would offer something under $500K if you are serious; maybe start with $430K; they seemed to have built enough equity, although the realtor said it is a short sale. I saw the posting late Saturday night for $500K which caught my attention, but it was quickly changed to $520K, then to it's current $559K price. The realtor even said the price was $520 on the phone during our visit.</p>

<p class="MsoNormal">TR is close to Orchard Hills, which we also loved, and close to that Albertsons Plaza on Irvine Ave. We also like hanging out in Tustin (Red Hill & Newport Ave) when we had enough of the Irvine Company Fantasy Fakeness Feel. TR is nice and quite, we saw some spectacular wild fires in the summer; but we were already gone by last October during the Santiago incident. TR feels close but a lot safer than some of the other communities that were so near the fires.</p>

<p class="MsoNormal">If you were considering West Irvine; I would suggest TR, because it’s less expensive and they share the same school districts. Traffic is hardly an issue although I work from home and don’t leave the house till about 9-10. It’s always a quick shot to the 5.</p>

I live right on the border of Tustin Ranch, and it's great. The Marketplace is a good center to be near because of all the restaurants. I just wish it were more walkable. The new District center is also nice. Only issue is it's a pain to get to the 405. Very convenient to the 5, though.
 
Rancho Veracruz is pretty much what you see; if you go to a few open houses you'll get a good feel. We did live above two of our neighbor's garage so we hear them leaving every morning. Luckily they don't wake us up too early. The people are friendly and quiet; of course like a lot of OC residents most seem to have large dogs. The dogs often get into a barking contest when the owners take them for walks. We are cat people; so our cat just loves watching silly dogs barking at each other from our living room window. We luckily had our own private staircase and balcony. Some units share. Hardly any body uses the two jacuzzis; so we like to take advantage of that. The larger pool is nice. The gym is standard, kind of old, with one of every cardio machine and some weight machines (unless they recently upgraded). TV in gym has cable. Nobody uses the club house. It is locked and we didn't explore the protocol to rent the place out for events.



We like walking in RV and across to IAC Sierra Vista on the other side of Champion Way; we usually can get into their gym and swimming pool. From their side, it is really easy to just walk onto the Tustin Golf Course.



RV has several Golf Course units, but they are over rated. If you don't have a garage then you have to park in a car-port. The good thing is that there are plenty of parking for your second car or for guests. And they don't have stickers or a "safe list". There are about three common mailboxes. Some units will pick up Jamboree noise, some will not. While we were there; they just repainted the entire exterior so it's looking good. They are even planting some small trees and brushes to cover up the A/C units.

We have seen some condo on Via Almeria Street (Cross Street Tustin Ranch & Bryan) and seems these condos are really big (around 1700 SQF) and good size patio (including 3B/3B) where 1B/1B are downstairs. These condos are build in 1989 and have about $200.00 association and $1000.00 mellarose. The asking price for the condo is around 500 - 525K and the schools are as following:



1. Tustin Ranch (Elementary)

2. Pioneer (Middle)

3. Beckhman (High)



Is any of you have any experience with this neighborhood, along with the asking price range, Is it make sense to buy around 18 years old condo for that asking price or wait for market to cool down.

I sold my house in TR near Peters Canyon Elementary School a couple years ago and I am currently renting a house also in TR. To me it's a fantastic area with good schools, good shopping and good restaurants. It's pretty much compatible to the new areas of Irvine but with lower mello-roos. Near the hills, there are beautiful hiking trails into Peters Canyon Park/Resevoir/Lake and into the older homes in Lemon Heights. I think the traffic into the elementary and Jr. High at Pioneer Way and Pioneer Road is not as bad as it used to be since they reconfigured the turning lanes.



Dealrep, Vidora up near Jamboree and Pioneer Road is a really nice gated tract. Wait a year or 2 and you can probably get in with your price range or less. There are also nice condos across from the El Dorado tract near the elementary school.



Jeff Jones is the realtor with the highest volume in TR. His ads have been showing pretty much the same homes for sale in the last 6 months (everything in the ad has a "just listed" red ribbon even though some of the homes have been listed for a number of months). Sales seems slow but I have been tracking sales in TR and it has been showing a large increase in volume. As far as I know there have not been any new home developments in 92782. Columbus Square in the District is 92780. Does anyone have any ideas to account for the large increase in volume?

No gyoza. Tustin Ranch is North of the 5 freeway. The older part of TRanch was built in the late 80's, early 90's and it's the area from the 5 on up to around Portola, mostly within a short distance of Tustin Ranch Road. Newer TRanch, which is a very nice place to live IMO, runs mostly in a strip between Peters Canyon and Jamboree. Most of that area was built in the mid to later 90's and Tustin's top junior high, Pioneer, sits toward the bottom of this newer TRanch section. Newer TRanch has everything from small condos to large McMansions.



Tustin Legacy is built on the old military base, south of the 5, centering around the District. In terms of housing, Tustin Legacy = Villages of Columbus. All the housing built in Legacy would constructed in 2005 or later I believe.

Find Tustin Ranch Gold Course on a map and the surrounding areas and thats Tustin Ranch. And yes, it's very sexy :)



Also, if you haven't been to Peter's Canyon check it out. That is a big reason why I prefer to live on this side of the 5 fwy.

Tustin Legacy also includes Tustin Field I and II, and only the Tustin part of Columbus Grove.
 
I too have been looking at SFR in Tustin Ranch--they look much nicer than West Irvine and the schools seem pretty good. I also like some of the homes in North Park but the lots seem too small for the price and house size.



Anyone else have thoughts on comparisons between North Park with Tustin Ranch?
