How earnest are you?

NEW -> Contingent Buyer Assistance Program
Thank you.

Since this was Mukilteo and not Shady Canyon, the earnest money was not that much.  My agent was probably right that I should have moved on but even a wrist slap on a FCB makes you feel better, even thought it's probably just her BINGO money.  :P

Ahh... didn't know that it was that long. And seeing how it took a year, I feel bad for you.

I do hope you got a sizeable portion of their earnest money, but I have a feeling it was not enough to cover your $100k drop.

I'm interested about your paragraph 6.  in real life, would a buyer agree to that?
Yes, on a few occasions I have had clients do that. Some people are OK with that risk, when weighed against the risk of not getting the home that they want. Most of the time, it's worked out just fine. Other times, it's been an expensive option.

Or, would you as the agent allow your buyer to sign that off?  Just curious.
"Allow" is an unfortunate choice of wording. IMO, it's not the broker's responsibility to allow or disallow the clients' actions. Instead, I sincerely believe that the best job I can do is to give the client my experiences and opinions so that they're able to make an informed decision. My job is to "advise and counsel" getting as much info as I can to the client, but they have to be the one to ultimately make the hard choices. I can make my recommendations based on what I would do in their circumstances, but that doesn't mean that they'll agree. Each has different risk tolerances, different personal values, and different core beliefs.
