here you go man.  downstairs has a great room (on the smaller side though), formal living, formal dining, plus some sort of bonus room. Upstairs has four bedrooms plus a loft. its only a two car garage though.  but i can rent you a one my spaces for $100/month or you can walk my dogs in the morning and ill loan you a space for free. this gives you a chance to buy into Tustin Ranch South    and gives you that somewhat central location you are looking for. you can use your rental to still send your kids to irvine schools.

I'm not really a fan of those portico style homes. Granted, the driveway is long, but it's not a space efficient setup.

I do like the Versailles tile flooring though.
