Hidden Canyon in Irvine

Looks like TB will finish selling the Capri tract by end of this year. $2M+ homes, sold less than 2 years since opening, pretty impressive.

Tha Marbella tract seems to have a while to go, however, the majority of the remaining lots are view lots, and will easily go for $3M+.  Prob 9-12 months to go.

Redondo Model: $3,999,999 (sold - I was given this price by the sales office)

$4M sale price for the first and lowest-priced model! 

Would have been hard to imagine this when Laguna Altura opened across the street in 2011 and my clients balked at the $595K prices in Siena.

Should've bought 3 of them.  I think they rent for $4k/mo if you can find one.
 
The $4M+ model home prices are good news for Capri owners.

The Marbella models will only cost more. 

Hidden Canyon has proven its place in Irvine as one of the top communities.  Probably in the top 3.
 
The $4M tag is impressive at first glance, but it's not that inflated when you consider the obscene amount of upgrades that are in these homes. In the Capri model, landscaping itself looked like it cost over $600,000 (and that's a modest estimate...). All the interior upgrades + landscaping add up to well over $1M. When it comes down to it, that's essentially the difference in price between a standard model and the model home. Also, you have to consider the lot premiums; the Capri model is sitting on an oversized corner-lot with only one neighbor, which certainly adds a privacy/square-footage premium. I wouldn't say there is a view premium, as the view is covered up entirely by the houses below.

The model homes will surely have a view on the 2nd floor. So, there is still a view premium. The first floor view will likely be partially blocked.
 
would be interesting to see if the other model homes get sold in this price range now post election. something worth monitoring to gauge the current health of the high end new construction market.
 
I would agree-- $4M is not going to be benchmark pricing.  But I think you are looking at $3.25M+ for anything on the view side of the street or with a large premium lot. As pointed out above, this is basically the cost of a Capri home now after accounting for upgrades and landscaping. 
 
Latest pricing attached.  4 of 6 homes released are reserved or under contract.

$3M+ market is doing surprising well. 

Is HC that good of a purchase?  I don't think OH's Trevi is doing as well as HC's Capri or Marbella.

I suspect being closer to the ocean, community size, neighbors (all neighbors are $2.2M+), and no more land left to develop are driving up the price and demand...

What do you guys think?

Wow, that's a nice chunk of change considering it's only base pricing. Easily add $1M for options/upgrades/landscaping, maybe more like $1.5M. At that point you're pushing $5M total outlay and you are in some pretty rarefied air (Shady Canyon, Newport Coast, etc.). Nice problem if you have the means!!! ;)

For those prices I'd take Newport Coast over HC anyday all day. I would even be able to get ocean views
