Yes, the kitchen is a big deal. But what I meant by my previous statement, it seems to me some HC buyers are complaining about the extra costs. They are okay with thermofoil cabinets, and do not want to spend a several thousand to upgrade the kitchen cabinets to have wood cabinets. Then I see another HC buyer complaining the cost of the knobs.

They are spending 2 plus million on a house and what's a couple grand extra. Btw - it will probably cost the HC buyer a lot more if they want to upgrade/change their cabinets later on.

I completely misunderstood the intent of your post, my apologies. :)  Agreed on all points.

On a side note, I was able to convince a builder to NOT install any cabinet hardware prior to close.  I then went in post-construction and installed my own everywhere (linens, laundry, bathrooms, etc.).

It's posts like these that makes people think you work for TB (taking pics of a lot that's not yours and providing an update stating toll bros has broken ground vs construction has started on my lot)

Btw I think you got the pics mistaken.. The pic of house leaning against the hill should be lot 43 and lot with view in background should be lot 29.. I know cos I been the too many times and almost bought a lot very close there !

Finally! Contract for the first phase were signed months ago and they've yet to lay the foundation. I heard from the sales office that city of Irvine was giving them fits getting things approved.
 
Posting a lot number is the same thing as posting your address in a public forum.  You can look up an address from a lot number... Why is it strange to refrain from posting your own lot?

Went to the Capri sales office on Saturday to sign a few documents and get some questions answered.  My husband was concerned because the downstairs bedroom in the Redondo shows only one side window on the floor plan; however, the model has two side windows in the downstairs bedroom. 

The sales office confirmed one side window is standard.  You automatically get the second window when you select the pocket sliding door option in the great room.

Those of you buying in HC, check your floor plan and compare it to the actual model so there are no surprises.

1a is expected to be done around November. I don't mind a slow start at all because it allows the buyer to pick all structural options. I love the fact that Toll allowed us to pick out ALL of the options in our home. Other builders will start construction on a house before it is even sold, so all structural decisions get made by the builder.

I don't see any benefit of getting start late.  Anyway, All structual options are needed to be picked when the contract is signed and all other design options also have deadline upto 90 days. They better be on schedule as they are saying it would only take upto 8 month. The fact is that they 'already' consume 2.5month.

I visited the models for the first time today and was not as impressed as I expected to be with all the hype going around. They are nice homes but the living spaces I felt could have been bigger (living, dining, kitchen combos). At this price point I would expect the backyards to be larger and the surrounding topography was not very impressive. Very barren, not enough greenery. I guess I'm comparing it to the topography of OH with all the lush orchards. The gate entrance was also not as impressive compared to communities like Turtle Ridge. And the upgrades in the models were so overwhelming that to purchase a home and then create a model-like replica I would imagine you'd need to put close to another $1 million (including landscape).  :o

Keep in mind that $500k to $1mm in upgrades is chump change for the foreign investor who, lacking knowledge of how to tastefully outfit an American home in a  practical manner, will simply ask the sales agent to duplicate the model.

It's interesting to see the difference in approach to model homes between TNHC (Trevi & Amelia) vs Toll Bros in Hidden Canyon, when both builders are trying to appeal to the same set of buyers.  TNHC models are surprisingly Spartan going so far as to use Ikea furnishings.  Toll Bros models, on the other hand, are so over the top they look like they were designed by a committee of rappers.  A chandelier in the powder room and a pool that goes right up to the edge of the house, seriously?

If I were on that committee my suggestion would be to utilize the wasted space in the middle of the gargantuan foyers by installing a huge indoor fountain, a la Tony Montana.  The fountain will have a big globe in the middle with the words: "Hidden Canyon, the World is Yours" across the equator.
