Hidden Canyon in Irvine

Floor plans not that good.  Doesn't look like estate homes.  Still better than OH though.

What does an estate home look like to you?  Double door entries and curved staircases seem estate like to me but I haven't been in many estates to know what makes a home an estate.

Passed by the Hidden Canyon models on Saturday off of Lake Forest. Plenty of bare wood still on the homes, and getting quite a soaking what with the rain over the past few weeks. Looks like a March opening is in order unless there's a great deal more rain which would push them to May at the latest.

That's quite an estate, definitely not a tract home though. If you have 10 mil+ to spend I'm sure you could have something like that in shady canyon.  If that's your expectation for 2 million in Irvine you really don't know the market.

2 million in Irvine gets you a wood box in the slums of Woodbury, Stonegate, or Orchard Hills.

So true! I passed by Trevi and Amelia the other day and the homes are so close together, hardly any front yard, the streets are quite narrow. Definitely do not look like 2 million dollar homes.  (And Trevi is approaching 3 million)
 
I have a feeling that Hidden Canyon exteriors won't look like $2.5-$3M homes either.  It's hard to tell from the sitemap but I remember looking at Toll Brothers Baker Ranch Heights and Highlands online before they released the models.  The renderings showed really long driveways / setbacks and side yards (just like these do), but then the real thing felt much more cramped and the streets were quite narrow.

Really? I actually think they'll do them quite nicely. Toll Bros is known for making some over the top and, dare I say, gaudy homes when they build their bigger floor plans. We'll see. I'm crossing my fingers for nice exteriors.
 
I think Toll Brothers is way ahead of other builders when it comes to exteriors & interiors of their homes.  I drive by old neighborhoods built by Toll in Yorba Linda, and they are much nicer than the ones built by Standard P or any of the other big names.  These homes are in Black Gold.  There are also some neighborhoods in YB built 20 years ago which still look nice.
 
I was mainly talking about the space in front of the home (to the sidewalk/street), behind the homes, and between the homes.

This is where they won't feel like $2.5M homes.  I'm sure the decor will be done very nicely and I like their layouts typically except some of those Baker Ranch Highlands layouts were quite weird.

Totally agree with the frontal impression of the home.

Toll Bros uses the narrow/deep rectangular shape lot to maximize the efficiency use of plot.  This strategy will make the front of the home not much wider than typical cookie cutter homes in most of the Irvine or any other new communities.

It's ok for the value village but expect a little more for the luxury community.  The frontal width of the Hidden Canyon home is similar to $1.2m to $1.8m home from PP to gated OH homes.  For $2m+ trophy homes, I was hoping for a more generous use of land and a awe-inspiring front.
 
There are people who will complain (or not see that area to their liking) and then there are people who will actually buy.

Was just talking with someone at my house and he wanted to know where my house was in approximation to other areas, north of X, south of Y so to speak.  I pull up Google Maps on appleTV to give him a better perspective and then we get to Shady Canyon.  He then goes on to complain about how he doesn't like it there.

I've heard people complain about Laguna Altura, Woodbury, Woodbridge, Stonegate, Lambert Ranch, Orchard Hills, etc.  but never Shady Canyon.  Just thought it was quite interesting.

Seriously? Complaining about Shady Canyon? Why the hate for SC? Are the homes too big? Are the lot sizes too large? Some people will complain about everything! Give this person a million dollars and they'll complain that now they have to pay taxes on the million.
 
I still don't like Laguna Altura and we saw how that turned out.

Their biggest homes weren't even on cul-de-sacs or single loaded streets.

There are $2m+ homes in QH that are the same style/lot size as these... so I don't think $2.5m is going to stop anyone from buying.

Haha, if i recall correctly, his main complaints were weather and location.  When he would play at the country club he wasn't too thrilled.  He is actually not a complainer by nature.  He ended up with a summer home at a place that's over $2,000/sq. ft, has no yard, no grass, only sand.

I just put this out there to illustrate that there are always people who will complain about something.  Knowing this should make life on TI a bit easier.  A house purchase is one of the most major purchases fueled by positive emotions and dreams of raising kids in the house and so on.  I've seen some people say a negative thing about a community only to be harassed for a few months.  I never really enjoyed seeing this verbal brutality  :'(

It's like people saying that no one will ever pay 1.5m to live in Lambert Ranch next to one of the largest landfills in the world.  Now they are over 2m. 

Some people want a Honda Odyssey in life and other people want a GT3RS (the GT3 wasn't good enough) It's not fair if the GT3RS owner starts talking down upon the Odyssey owner because they each value something different.  One likes sporty V6s that are comfortable and popular and the other likes big wings.  ;D

With all that said - internet forums without trolling or differences in opinions is stagnant and boring. 

On that note I leave with this - Hidden canyon sucks! I can't even see it from the rode.  :o ;D
 
You know what's crazy is I think Shady Canyon homes sold for $2.5m at one time (what was the lowest priced SC home?)... now tract homes are going for that much.
 
I'm starting to think the pricing at this community may be a sign that we have reached the top of the market (reminiscent of the Plaza on Jamboree in 2005 or so). Based on the prior postings in this forum, it seems that the asking price for the average Marbella home before landscaping and upgrades will be around $2.5m. And my guess is that buyers will be in to these homes for more than $3m with the bigger lot premiums.  I've also heard the tax rate inclusive of Mello Roos is going to land around 1.6%, with hoa fees being about $400 per month (So that would put you at about $50k+ per year just for taxes and hoa). Maybe all of this make sense to some buyers as a of slightly lower priced alternative to shady canyon . . . But it just seems to me that there are too many other good options at this level.  I'd be curious to get people's thoughts as whether they expect hidden canyon to be viewed with a level of prestige that can command a $3.5m or even $4m+ price point five years from now.
