I know you're a bit biased now... but if you use the search function you can find several posts by a certain someone claiming that Tustin Legacy has "cleaned it up before they built", that "disclosures don't exist", that "you're confusing El Toro with Tustin", or like I said... Tustin is just a blimp base:

They had totally different uses.  Tustin was a lighter than air base and had on base residential homes.

ownership hasnt changed my perception - i just didnt recall test denying chemicals being there.

either way, like i said before, i would like to think that they would not let builders build homes on unsafe land, whether at tustin legacy or great park. i guess time will tell.
 
I was shocked to see strawberry fields on the Great Park along Irvine Blvd closer towards the Alton Parkway side of the base.

Is it really safe to be growing commercial fruit on a superfund site? I shiver at the thought of all these toxic strawberries being sold and eaten.
 
The number of homes entitled to be built at the Great Park is staggering! Hope the Irvine bubble continues to grow for another 5+ years.  ::)

And many of those homes will be closer to Foothill Ranch than they will be other parts of Irvine, yet still stuck with the extra cost.  :D
 
that just means nobody cares about Foothill Ranch except Foothill Ranch residents who are jealous of Irvine's success and popularity.

Information will be available through builders and Five Points master website.

It's just like when Villages of Columbus were being built.

"Villages of Irvine" is a website sponsored by TIC. So they will NOT be promoting homes by their competitors.

Portola Springs is developed by TIC, although it has different builders.

Before 2010, that used to be the way TIC built new homes, they would be the master developer and builders would buy land and sell homes. When the RE market crashed, TIC started cutting out the builders, using them only for logistics while they still owned the land and contracted the building.

Woodbury is a mix. Laguna Altura is all TIC, Stonegate so far is all TIC as is Cypress Village. PS is still builder financed I believe. TIC
's "inhouse" builder is Irvine Pacific.

Villages such as PS, WB/WBE, SG/SGE, CP and LA are all master planned by the community planning division (or outsourced to 3rd party like WB and OH), hence they are part of "Villages of Irvine". Heritage Field, the Branches and Willow Bend, Columbus Grove/Square...etc are not master planned by TIC.

Newer master planned villages by TIC usually have good resale value, like Quail Hill, Turtle Ridge, Northwood Pointe and Northwood II.

Stonegate won't be all TIC for much longer. There's the upcoming Arcadia from TriPointe Homes.
