Front yard landscaping included?

I think it was Mendocino where I saw this but many of the homes had the same front yard landscaping, very basic, just bushes and a few trees... is that a package everyone is buying or something the builder is including?
 
For SFR, I think Mendocino is the first one that includes front yard landscape.
I'd rather do it on my own than have that ugly front yard landscaping done by IP.
That's for condos and apartment, not SFR.

I don't think their included landscaping precludes you from doing your own... but at least it helps with a cost that you can put off for a while.

I remember back in the mid-late 90s when housing was struggling, including at least front yard landscaping was the norm.
 
Actually, the front landscaping by IP in Mendocino is descent once you give it some time for the plants to grow.  It's similar to the ones in the model homes, which I think is pretty good.  The front landscape is probably baked into the base price, but I'll take it anytime.  It's already expensive with a lot premium, upgrades, and back landscaping that cost $100k+.

Also, you don't want some neighbors leaving their front yard all barren for a year especially if they live overseas or they put in really cheap landscaping job.  The aesthetic of the surrounding/neighborhood won't look good.

Unfortunately, either New Home Company (the company that actually builds the home for Mendocino) or the landscaping company made a bonehead move by hooking up the water sprinkler to the main water line inside the house. Therefore, if you go on vacation and want to turn off the main water line to avoid a potential water leak, you will also turn off the water supply to the landscaping :(. It has been over a month and IP is still doing "research" to this issue.

he is saying the new home company does not build mendocino, irvine pacific does. i think the last project in irvine by the the new home company was lambert ranch.

That doesn't seem logical considering Irvine Pacific is a builder itself.

Outsourcing?  :)  I'm not sure about other tracts in Stonegate but Mendocino is for sure not being build by IP.

This just doesn't make any sense. Since I can't prove a negative, and in fact all the evidence that I've seen is that IP is building Mendocino, do you have evidence that TNHC is in fact building Mendocino. So, those buyers get a TNHC home with an IP price? Who warrantys the home? Is TNHC doing it on the sly and not mentioning anything about it on their home page? So much of this just doesn't make any sense.
