Stopped by the Fresco sales office today. Homes are still moving at these IP prices, albeit at a much slower rate. They increased their floorplan 1 price by $74k. So, whatever IP giveth in incentives with their right hand, IP taketh in price hikes with their left and then some.

The single story home is such a hopeless case for them they don?t care to include it on the price sheet anymore.

Got a flyer for 3500 sqt Eastwood home at 2.4M. Wonder how IP can justify 2.3M for a Fresco plan 3 other than the fact that it's brand new!

Markets doing what it does best. Determine the values of homes based on the current market circumstances. Noticing a lot of price drops across OC including Irvine.
 
PSA: SoCalGas just came to our house for the second time in a year to fix gas leak issue in the cabinet under our cooktop (the first time was not long after closing). The technician stated that the kind of yellow connector tube from the wall to the cooktop isn't a good one as it's made of some soft material, it will eventually come loose over time even when it's tightened all the way, and it's likely to have another gas leak later on. I just wonder if there are any other owners in Fresco that have experience the same issue as I believe IP (or its contractor) uses the same connector tube in all houses built? And maybe it's worth contacting SoCalGas and have them checked if there's a gas leak going on in the cabinet under your cooktop...

Thanks for sharing. Did you notice leak due to the smell or was it a routine check? Was yours detectable with electronic detector?

There was a very slight hint of gas smell when sniffing inside that cabinet, but the detector that the technician used went off for sure.
 
I think this is the before-final price list. There should be 3 more model homes with the first-floor suites. Crazy process nonetheless
The three bigger model homes across Imagination Trail has already been sold, and the biggest Plan 3+ was sold for over $3.1M from what I was told...also these 3 on the price list will not only be the last new Fresco @ Eastwood, but also the last new homes in Eastwood.

IMO the three model homes (plus ones) would sell much less than the original model homes due to lot sizes and no neighbor in the back. $3.1 mill for that Model 3+ is nut.

I still prefer the original ones even though they are little smaller.

It depends how to look at it...

Plan 3+ model is 3256 sqft vs. the plan 3 model is only 2414 sqft...so there is a huge difference in unit price, i.e. $952/sqft for the 3+ and $1238/sqft for the 3, and $9xx/sqft is pretty much in line with recent resale transactions in Eastwood

You're correct that plan 3+ has a smaller lot size, but it's not a huge difference (5344 sqft for plan 3+ vs. 6191 sqft. for plan 3) and the 3+ sits on a corner lot, so there will be no neighbor on 1 side :)

I think it's more a psychological barrier when going from $2.xM to $3.xM, either way, both prices are just insane, just my 2 cents
