Was wondering if any of you would be willing to share what negatives were in the disclosures....was there actually anything about the toxicity of the land? I know there's been chatter about it, but I'd love to know if there any official notice of it in the disclosures.
 
they make you sign a non-disclosure agreement that you can not talk about the toxic land disclosures made during the buying process.

All joking aside.. and this probably will not apply to all areas but that area of the Great Park is Agriculture.  Actually, they found no hazards at all (for now at least).  Also, no fault lines. 

You can even check up on that one website about where most of the toxic stuff was dumped.  Around the south end of the GP near the middle.  Probably where all of the kids are going to play soccer and baseball. 

FYI.. I'm not enrolling my kid in either sport.  ;)
 
I don't believe there are any "Do not eat anything you grow" restrictions like a certain clmbsqr somewhere.

I personally don't like lots where you can't grow a lemon tree... but that doesn't mean I can't see the benefits of not being able to do that. ;)

We have a dwarf lime tree. Last year it was in the ground and only produced one lime. This year it was in a big pit and has produced like 20. Interesting.

speaking of which.. I got a quote from my insurance guy about EQ insurance.  $150/year for 15% deductible up to $450K.  I never considered EQ insurance before due to the cost but this seems cheap.  Any thoughts?

$12.50 / month?  Sounds too good to be true.  Maybe when you said EQ insurance, he thought you wanted to insure your Equalizer on your home stereo instead?

Seems reasonable. Just wonder if 450k is enough to rebuild/repair. Should cover most of it though.
 
He quoted me with Safeco. Yeah deductible is high and that has always been the kicker.  Still a fraction of the total cost just in case.
 
So, qwerty, do the REALLY make you sign a non-disclosure agreement that you can not talk about the toxic land disclosures made during the buying process? If that is not a joke, then that totally freaks me out. That level of discrepancy pretty much answers my question.

Cheese, it does actually mention about TCE in the disclosures but clearly states that it was not used on the PP land itself and that it was used at other areas of the base maybe a mile or 2 from the PP site.

I admit I was a PP hater as well at first due to toxic worries, but after hours of research I don't think it's any worse than Woodbury / Cypress Village would be.  Looking at the current plume location, you'd be risking much more buying in Woodbridge vs. PP IMO

the lowest i could get was about $600 per year.  i selected coverage of 450K (read somewhere they will cover the assessed value not market value), deductible of 15% with no other coverage (loss of use, personal property inside the house). how were you able to get the $150/year premium? do you use safeco for other insurance as well where you got a bundle discount?
